What Is A Four Point Inspection?
A four point home inspection is a type of home inspection that focuses on four key areas of the home: the roof, the electrical system, the plumbing system, and the HVAC system. This type of inspection is typically required by insurance companies before issuing a policy on a home. It is more comprehensive than a basic home inspection, and it is designed to give a better understanding of the condition of a home and its systems.
Four Point Inspection
The roof is inspected for signs of damage and wear, such as missing or broken shingles, cracked tiles, or water damage. We will also check for signs of poor installation or maintenance, such as improperly sealed flashings or incorrect venting. The electrical system is inspected for signs of faulty wiring or outdated equipment. The plumbing system is inspected for signs of leaks or corrosion, and the HVAC system is inspected for signs of wear or malfunction.
Licensed Home Inspector - 4 Point Inspection
The certified home inspector will also look for any signs of structural issues, such as foundation cracks or sagging rooflines. The inspector will make a detailed report of their findings and will provide the homeowner with a copy. This report should include recommendations for any repairs that may be necessary.

- HVAC(Heating, ventilation, and air conditioning)—We’ll check both the interior and exterior of your systems to determine the year, make, model, and condition. We’ll check for visible corrosion, leaks, drain pan issues, and more.
- Plumbing—We’ll assess your supply lines and look for any visible leaks under sinks or around drains and pipes.
- Electrical—A few of our tasks include checking panels, breakers, grounds, and types of wiring. If there is an overhead electrical panel, we’ll identify the year it was installed and verify the condition of the GFCI’s.
- Roof—In addition to assessing the general condition of your building’s roof, we’ll also check the attic for leaks, determine the age of your roof coverings, and assess insulation, skylights, and other important areas.
How Does It Differ From a Buyer/Seller Inspection?
A full inspection, or a buyer’s inspection, is a lot more thorough.
When a home is under contract, there is a clause allowing for the buyers to get a full home inspection. If an inspection uncovers something the buyers don’t feel comfortable with, this clause allows them to void the contract and receive any earnest money back.
Because 4 point inspections only look at 4 points (the ones mentioned above), it doesn’t legally satisfy this clause. Therefore, even if the four point inspection shows that the roof is 20 years old, the buyers may not be able to get out of their contract.
However, it’s best not to view buyer’s inspections as legal requirements, but as a buyer relying on a professional home inspector’s educated and professional ability to help protect the buyer’s interest in the property.
It’s part of the old adage, “buyer beware.”
