What's included in a home inspection in South Florida

01/06 · Roof

Roof & drone inspection

We start at the top. Tile, shingle, metal and flat roofs are inspected up close or by drone (coverings, flashing, penetrations and drainage), and we estimate the remaining useful life your insurer will ask about.

02/06 · Attic

Attic, hurricane straps & wind mitigation

Inside the attic we document exactly what Florida insurers reward: roof-deck nailing, roof-to-wall connections and secondary water resistance. It's the evidence behind your wind mitigation (OIR-B1-1802) discounts.

03/06 · Electrical

Electrical panel & wiring

We open the panel and check service size, breakers, grounding, GFCI/AFCI protection and visible wiring, including the panel brands and conditions that cause insurance problems in older Florida homes.

04/06 · Plumbing

Plumbing, leaks & moisture

Supply and drain lines, fixtures and the water heater get checked, and suspicious areas get a moisture meter, catching hidden leaks before South Florida's humidity turns them into mold.

05/06 · HVAC

Heating & cooling, in thermal

We run the A/C, measure the temperature split between supply and return air, and use thermal imaging to spot duct leaks, missing insulation and moisture hiding behind finished walls.

06/06 · Structure

Structure, foundation & openings

Foundation, framing, walls and ceilings are checked for settlement and water damage, along with windows, doors and shutters, the openings that matter most when a hurricane hits.

Wind Mitigation Inspection

Under Florida law, insurers must offer discounts for verified wind-resistant construction. We inspect your attic, roof and openings and complete the state's Uniform Mitigation Verification form (OIR-B1-1802, Rev. 04/26), the nine items shown here, which stays valid for up to five years if nothing material changes.

4-Point Inspection

Many Florida insurers require a 4-point inspection before they'll write or renew a policy on an older home. Citizens asks for one on homes more than 20 years old, and private carriers set their own limits. Book both together and we complete them in a single visit, usually with same-day reports.

Good questions

Home Inspection FAQs

Straight answers about home, wind mitigation and 4-point inspections in South Florida. Don't see yours? Call (954) 297-0317.

More home inspection questions answered

How much does a home inspection cost in South Florida?

Pricing depends on the size, age and type of property and which services you need. Call (954) 297-0317 for a free estimate. You'll have an exact price before we schedule. Bundling a wind mitigation and 4-point inspection with your home inspection saves you a separate visit.

What is a 4-point inspection and when is it required?

A 4-point inspection evaluates the roof, electrical, plumbing and HVAC systems. Citizens requires one for homes more than 20 years old, and private Florida insurers set their own limits, often somewhere between 20 and 30 years. See what our 4-point inspection covers.

How much can a wind mitigation inspection save me?

Florida law requires insurers to offer credits for features that reduce hurricane damage, such as hip roofs, hurricane straps, secondary water barriers and impact-rated openings. Savings vary by home and carrier, but documenting these features on the OIR-B1-1802 form can noticeably reduce the windstorm portion of your premium. The report remains valid for up to five years as long as no material changes are made. What's included in a wind mitigation report.

How long does a home inspection take?

Most single-family home inspections take about two to four hours, depending on the size, age and condition of the property. Wind mitigation and 4-point inspections are much shorter and can be done during the same visit.

When will I receive my inspection report?

Within 24 hours, and very often the same day. You receive an easy-to-read digital report with photos and a summary of the most important findings, ready to share with your agent, lender or insurance company.

Do you inspect condos and townhomes?

Yes. We inspect condos, townhomes, single-family homes, new construction and light commercial properties throughout Broward, Miami-Dade and Palm Beach counties.

Do you use drones for roof inspections?

Yes. A drone lets us safely document steep, tall or fragile roofs, like clay and concrete tile, without causing damage, and gives you a complete aerial view of the roof in your report.

Should I be present during the inspection?

We recommend it. Walking the property with Peter is the best way to understand the findings and ask questions on the spot. If you can't attend, we'll review the report with you by phone.
