Home Inspection in Fort Lauderdale
Full inspection for buyers and sellers, from Sailboat Bend cottages to houses on the Las Olas Isles.

Isles · Beach towers · Historic west side · Broward County
Inspection services in Fort Lauderdale, FL have to cover a lot of ground: canal houses on the isles, 1960s subdivisions, cottages in Sailboat Bend and towers on the ocean. Peter Lemos, a Certified Master Inspector®, handles home, wind mitigation, 4-point, roof, mold and condo inspections, with reports within 24 hours.
The city, part by part
The nickname Venice of America is more than a slogan, and the waterways are only part of the story. Where a property sits and when it went up decide what matters most.
Finger isles and canals dredged in the 1920s, an old west side around Sailboat Bend, broad 1950s and 1960s subdivisions that filled in the rest, and condo high-rises along the beach and downtown.
The city counts about 165 miles of canals and waterways, and the finger isles off Las Olas Boulevard were dredged in the 1920s land boom. Waterfront living brings salt, moisture and a seawall that is the owner's job to keep in good repair.
The population went from about 36,000 in 1950 to nearly 140,000 in 1970, and by the late 1960s most of the land was built on. That leaves a lot of housing now well over 50 years old, where original panels and pipes can still turn up.
Sailboat Bend is the city's largest local historic district, with more than 550 buildings. Work that changes a building's exterior appearance needs a Certificate of Appropriateness, so a roof or window plan there has one more step than it would elsewhere in town.

Add-on
One inspector, many kinds of property
Fort Lauderdale is easier to understand by era than by ZIP code. Sailboat Bend runs from the early 1900s to the 1950s. Rio Vista started in the 1920s and picked up again after the war. Imperial Point began in October 1960 with a model row of 10 houses. High-rises climbed along the beach from the late 1950s, and towers have since gone up downtown near Las Olas.
Peter Lemos runs Global Home Inspectors from Hollywood, in the same county, and the company has served South Florida since 2008. Call or text (954) 297-0317 any day from 5 AM to 10 PM. You get a free estimate by phone and a firm price before anything goes on the calendar. If you need more than one report, they can usually share one visit.
Use your inspection period to learn about panels, pipes and roofs, and budget a marine contractor for any seawall.
A pre-listing inspection shows what a buyer's inspector is likely to write up, while you still have time to act.
Older Fort Lauderdale homes draw questions from carriers. Wind mitigation and 4-point reports usually go out the same day.
Prioritized findings for comparing a 1960s subdivision house with a renovated cottage, or a beach condo with a downtown one.

All of it, including the Las Olas Isles, Rio Vista, Victoria Park, Sailboat Bend, Coral Ridge, Imperial Point, Harbor Beach and Galt Ocean Mile. Our only office is in Hollywood, and we travel across Broward, Miami-Dade and Palm Beach counties.
Not as part of a standard home inspection. The InterNACHI standards we follow do not require seawalls or docks to be inspected, so budget for a marine contractor or engineer. Our Fort Lauderdale home inspector page explains why the city's seawall rules matter to a buyer.
Most buyers start with a full home inspection and add wind mitigation. For a home more than 20 years old, add a 4-point as well, since Citizens requires one and private carriers set their own limits. All three can be done in one visit.
People usually mean a wind mitigation inspection, the state form that documents your roof shape, roof attachments and opening protection. It does not predict how a house will perform in a storm. It records features your insurer uses to calculate credits.
Yes. The inspection itself is the same, and it needs no city approval. If the report leads to exterior work, check whether you need a Certificate of Appropriateness first, since work that changes the appearance of a designated property requires one.
It depends on the property's size, age and type, and on which inspections you combine. The estimate by phone is free, and you have a firm price before we schedule anything.
