Roof Inspection in Fort Lauderdale, FL

A roof inspection in Fort Lauderdale, FL answers two questions: what shape is the roof in, and how long does it have left? We photograph the whole surface by drone where airspace allows, check the underside from the attic and give you a report a buyer, insurer or roofer can use.

What Decides a Fort Lauderdale Roof's Life

Sun and rain wear out any roof in South Florida. In this city, three more things affect what a roof inspection should tell you.

  1. Salt where the water reaches in

Canals carry the water well inland from the Intracoastal, so salt exposure isn't limited to the beach. Flashing, fasteners and metal edges near the water can corrode early, and that is where a roof that looks sound often begins to leak. We look at those parts first.

  2. Re-roofing in the historic district

In Sailboat Bend, work that changes a building's exterior appearance needs a Certificate of Appropriateness, while like-for-like replacement can be reviewed by city staff. If you are buying there, learn the remaining roof life early, since a change in material may take longer than a standard re-roof.

  3. Postwar decks under newer coverings

A 1960s house has likely had several roofs by now. The covering you see may be recent while the deck below is original, with stains or repairs from earlier leaks. The attic shows what the drone can't, so we inspect both sides.

What We Check on a Fort Lauderdale Roof

With the drone in the air, follow the checklist or tap a pin. Flip to X-ray for the view from inside the attic.

  1. Roof covering

Cracked or slipped tile, granule loss on shingles, rust on metal panels and blisters on flat sections. Each ages at its own pace in this sun.

  2. Ridges & hips

Ridge and hip caps, with the mortar or foam that holds them. Near open water, loose caps are among the first things wind finds.

  3. Flashing & penetrations

Vents, pipe boots, skylights and wall flashing. Close to the beach or a canal, exposed metal here is the piece we distrust first.

    Most leaks start here
  4. Fascia, soffit & drip edge

Fascia, soffit and drip edge, where rot, gaps and pests get in. Older wood trim on cottages in Sailboat Bend deserves careful attention.

  5. Underlayment & roof deck

From the attic: stains, daylight and soft spots in the decking, including old leaks a newer covering has hidden from the outside.

    Seen from the attic
  6. Attic ventilation

Intake and exhaust vents that move heat and moisture. Attic ventilation in postwar homes can be thin, which costs the roof above it years.

Why inspect the roof

A Roof Inspection in Fort Lauderdale, Before Anyone Quotes a Price

Roofs come up at every stage of owning a home: the buyer's inspection period, the underwriter's renewal questions, the storm that loosened some caps. We don't sell roofing work, so the report only says what the roof looks like and roughly how long it should last. Take it to any roofer you like.

Peter documents the covering, flashing and roof edge up close or by drone, then goes up into the attic. Tile can crack underfoot, so we stay off it when the drone gets a better look anyway. Fort Lauderdale has two airports nearby, so airspace rules can limit a flight at some addresses. When that happens, we use safe vantage points and the attic.

  • Photos of the full roof surface, by drone when possible
  • Estimate of remaining useful life
  • Attic check for leaks a newer covering may hide
  • Buying in Fort Lauderdale

Learn the roof's condition and rough remaining life during your inspection period, before you are committed.

  • Renewal questions

Citizens wants documentation on older soft and hard roofing. A report gives your agent something to send.

  • After a storm

Photos taken soon after high winds help when you talk with your roofer or file an insurance claim.

  • Selling your home

Showing buyers the roof's real condition up front can take one hard question off the table.

How a Fort Lauderdale Roof Inspection Works

  1. Say why you need it

A purchase, a carrier's request or storm damage: your reason shapes what the report stresses.

  2. From above

Drone photos where airspace allows, close-up views elsewhere, covering the surface, flashing and roof edge.

  3. From below

Peter goes into the attic for stains, daylight and soft decking the outside won't show.

  4. Report within 24 hours

Condition, photos and a remaining-life estimate you can send to your agent, carrier or roofer.

Good questions

Roof Inspection FAQs for Fort Lauderdale, FL

What owners around the city ask about their roofs. Something else? Call (954) 297-0317.

Can you fly a drone near the Fort Lauderdale airports?

Sometimes. Fort Lauderdale-Hollywood International and Fort Lauderdale Executive sit close to parts of the city, so airspace rules can limit or delay a flight at some addresses. If we cannot fly, we use safe vantage points and the attic and tell you what that leaves unseen.

Do I need permission to replace a roof in Sailboat Bend?

Talk to the city first. A Certificate of Appropriateness is required for work that changes a designated property's exterior appearance, while like-for-like replacement can be reviewed by the Historic Preservation Planner. Normal building permits apply as well. An inspection tells you how soon the question will come up.

My roof is over 15 years old. Can my insurer drop me?

Under Section 627.7011(5), an insurer must allow an inspection by an authorized inspector, at the homeowner's expense, on a roof at least 15 years old. If it shows five or more years of useful life, age alone cannot be the reason to refuse. Licensed home inspectors can be authorized, subject to insurer approval.

Does salt air shorten a roof's life near Fort Lauderdale Beach?

It can, mostly through the metal parts. Flashing, fasteners and drip edge corrode first, and tile fasteners and underlayment age unseen below. How fast depends on exposure and workmanship, so we judge each roof on what it shows, not on its address.

Do you walk on tile?

Not if we can avoid it. Clay and concrete tile can crack underfoot, and a drone usually gets a better view. We inspect the underside from the attic.

Is a roof inspection the same as what comes in a home inspection?

Every home inspection includes the roof. Book a standalone roof inspection when the roof is the question, such as an insurance request, storm damage or a re-roof decision on a Fort Lauderdale home you already own.

Should I pair it with wind mitigation?

Often. After a re-roof, a fresh wind mitigation report can capture a newer covering or a sealed deck, and a 4-point inspection reports the roof for your underwriter along with three other systems.
