4-Point Inspection in Hollywood
The insurance report on roof, electrical, plumbing and A/C for older homes.

Tile · Shingle · Metal · Flat · Hollywood, FL
A roof inspection in Hollywood, FL tells you what your roof really looks like and about how long it has left. We photograph the whole surface by drone or up close, check the underside from the attic and give you a clear report for a purchase, an insurer or a roofer.
Roofs in Hollywood
Sun, salt, summer rain and hurricane season are hard on any South Florida roof. In Hollywood, a few things make the inspection more specific.
A planned city from the 1920s that grew in layers: older houses around downtown and Hollywood Lakes, mid-century ranch homes west of I-95, gated subdivisions further west and condo buildings along the beach.
Flashing, fasteners and metal edges corrode faster the closer you get to the beach and the canals in Hollywood Lakes. We look closely at those pieces, because that is where a sound-looking roof often starts to leak.
Many older Hollywood homes have a flat or low-slope section over an addition, a converted garage or a carport. Ponding water and tired seams are common at those joints, even when the main tile roof still looks good.
Florida law says an insurer may not refuse a policy solely because a roof is under 15 years old. For an older roof, an inspection showing at least five years of useful life can keep age alone from being the reason.
On the roof
The drone is already up. Scroll the checklist, or tap a pin, then switch to X-ray to see what we check from inside the attic.
Cracked or slipped tile, shingle granule loss, rust on metal panels and blisters on flat sections. Each material ages differently in Hollywood's sun.
Tiles · shingles · panelsRidge and hip caps and the mortar or foam holding them. After a windy season, loose caps are often the first damage to appear.
Caps · adhesionVents, pipe boots, skylights and wall flashing, where most leaks begin. Salt speeds up corrosion on any exposed metal near the water.
Most leaks start hereFascia, soffit and drip edge, looking for rot, gaps and pest entry. Older wood fascia on 1960s homes deserves a closer look.
Rot · gapsFrom the attic we look for stains, daylight and soft decking, including places a re-roof over the years may have covered up.

Why inspect the roof
Roof age and condition come up at nearly every step of owning a home here, from the buyer's inspection period to the insurer's renewal notice. A replacement is one of the largest repair bills a homeowner faces, so it pays to know what you have before someone else tells you.
Peter documents the covering, flashing and roof edge up close or by drone, then goes into the attic to see the underside. Clay and concrete tile crack under foot traffic, so we avoid walking on them when a drone gets a better view without the risk. You receive photos of the entire roof and an estimate of its remaining useful life.
Know the roof's condition and rough remaining life before you close, not after the first summer storm.
Carriers ask about roof age. Citizens wants proof of useful life on older soft and hard roofing.
Document wind damage with photos while it is fresh, for your roofer or your insurance claim.
Show buyers the roof's condition up front and take a common objection off the table.

A purchase, an insurer's request or storm damage: the reason shapes what the report emphasizes.

Good questions
What Hollywood homeowners ask about their roofs. Don't see yours? Call (954) 297-0317.
Usually, yes. We fly where the rules and conditions allow, and we let you know if something near the property limits a flight. If a drone is not an option, we use safe vantage points and the attic.
Under Section 627.7011, Florida Statutes, an insurer may not refuse to issue or renew a homeowner's policy solely because a roof is under 15 years old. For an older roof, it must allow an inspection by an authorized inspector, and age alone cannot be the reason if that inspection shows at least five years of useful life.
The tiles themselves can last 30 to 50 years, but the underlayment beneath them often needs replacing after about 20 to 25. Salt exposure and installation quality can shorten that. Actual life varies from roof to roof.
We avoid it. Clay and concrete tile crack under foot traffic, so we rely on drone imaging and safe vantage points whenever walking could cause damage, and we inspect the underside from the attic.
Yes. We document visible wind and storm damage with photos, which helps when you talk to your roofer or your insurance company. We report condition. We don't sell roofing work.
Yes, every home inspection includes the roof. A standalone roof inspection goes deeper and is useful when the roof is the question you need answered.
