Why inspect the roof
In South Florida, the roof takes the brunt of the sun, salt air, summer storms and hurricane season, and it's often the first thing an insurer asks about. A roof inspection tells you its real condition and how many years of service it likely has left.
Peter inspects the covering, flashing and roof edge up close or by drone, then checks the underside from the attic. Clay and concrete tiles crack easily, so we rely on drone imaging and safe vantage points whenever walking the roof could cause damage.
A roof can cost tens of thousands to replace. Know its condition and remaining life before you close.
Many carriers set roof age limits and ask for a roof condition report or certification.
Document hurricane or wind damage with photos while it's fresh.
Show buyers the roof's condition up front and avoid surprises during their inspection.

Clay and concrete tiles crack easily under foot traffic. We use drone imaging and safe vantage points whenever walking the roof could cause damage, and we inspect the underside from the attic.
We estimate the remaining useful life based on the roof type, age, condition and installation details we can observe. It's an estimate, not a guarantee.
Many Florida insurers ask about roof age and condition, especially on older roofs. A roof condition report, often along with a 4-point inspection, gives them what they need.
Yes, the roof is part of every home inspection. A standalone roof inspection is more detailed and is useful when you only need the roof evaluated.
Yes. We document visible wind and storm damage with photos, which can help when you talk to your roofer or insurance company.
Under Section 627.7011, Florida Statutes, an insurer may not refuse to issue or renew a homeowner's policy solely because of the age of a roof less than 15 years old. For an older roof, it must allow an inspection by an authorized inspector, and it may not refuse solely because of age if that inspection shows at least five years of useful life remaining.
