County by county
Local Knowledge in Every County
South Florida's three counties share the heat, humidity and hurricane season, but building codes, housing stock and what insurers ask for differ. Here's what that means for your inspection.
This is home base. We're in Hollywood, so most of Broward is a short drive away, from the beach condos on A1A to the newer communities out west in Weston, Pembroke Pines and Parkland.
Broward is in the High-Velocity Hurricane Zone (HVHZ), the strictest wind section of the Florida Building Code. That matters for roof coverings, windows, doors and shutters, and for the credits you can claim on a wind mitigation report.
What we see most
1960s–80s CBS ranch homes with original electrical panels and plumbing
Tile and flat roofs on older additions and enclosed patios
Waterfront homes on the canals in Hollywood, Dania Beach and Fort Lauderdale
Older condos on Hollywood Beach and Hallandale Beach
We cover Miami-Dade from Aventura and Sunny Isles Beach down to Coral Gables and Kendall, including Miami Gardens, Hialeah, Miami Lakes and Doral.
Miami-Dade is also inside the HVHZ, and products installed here usually carry a Miami-Dade Notice of Acceptance (NOA). Having the NOA or permit for your windows, shutters and roof makes opening protection and roof covering much easier to verify.
What we see most
High-rise condos in Aventura, Sunny Isles Beach and Miami Beach
Mid-century homes in Hialeah, North Miami and Miami Shores with aging electrical and plumbing
Older roofs nearing insurer age limits
Homes being bought or refinanced that need a wind mitigation and 4-point together
We regularly inspect in south and central Palm Beach County: Boca Raton, Delray Beach, Boynton Beach, Lake Worth Beach, Wellington, West Palm Beach and Palm Beach.
Palm Beach County is outside the HVHZ, but much of it sits in the wind-borne debris region, so impact windows and shutters still count on your wind mitigation report and can still earn credits.
What we see most
Gated and 55+ communities with tile roofs from the 1980s and 1990s
Older homes in Lake Worth Beach and West Palm Beach's historic neighborhoods
Newer construction in Wellington and west Boca
Seasonal homes that need an insurance inspection before a policy renews

Which areas do you serve?
All of Broward, Miami-Dade and Palm Beach counties. We're based in Hollywood, FL, and regularly inspect from Kendall and Miami up to Boca Raton, Wellington and West Palm Beach.
My city isn't listed. Can you still inspect my home?
Most likely, yes. The list shows the cities we inspect most often, not every one we cover. Call or text (954) 297-0317 with your ZIP code and we'll confirm right away.
Do you offer same-day inspections?
Often, yes. Same- or next-day appointments are frequently available seven days a week, depending on where the property is and which inspection you need.
What is the High-Velocity Hurricane Zone (HVHZ)?
The HVHZ is the part of the Florida Building Code that covers Miami-Dade and Broward counties, with the strictest requirements for roofs, windows, doors and shutters. The wind mitigation form is the same statewide, but in the HVHZ we look for products approved for it, such as a Miami-Dade Notice of Acceptance.
Do you inspect condos in high-rise buildings?
Yes. We inspect condo units in buildings of every size, from Hollywood Beach and Hallandale Beach to Aventura, Sunny Isles Beach and Miami Beach. The association is responsible for the structure and common areas; we focus on your unit.
