Home Inspection in Boca Raton
Buyer and seller inspections, from Old Floresta's 1920s houses to club homes west of I-95.

Palm Beach County · Outside the HVHZ · Boca Raton, FL
Home inspectors in Boca Raton, FL need to read more than one kind of house. Peter Lemos, a Certified Master Inspector®, handles home, wind mitigation, 4-point, roof, mold and condo inspections here, from Mizner-era houses in Old Floresta to barrier island towers and gated club communities, with reports within 24 hours.
Reading the address
The envelope says Boca Raton, but the age of the house, the office holding its permits and the wind answer on your insurance form can all change from one side of town to the other.
A 1920s Mizner core and 1960s subdivisions near the Intracoastal in the east, condo towers on the barrier island and downtown, then gated club communities running west, some of them beyond the city limits despite a Boca Raton address.
Many homes with a Boca Raton mailing address sit in unincorporated Palm Beach County, including Boca West and other parts of West Boca. That decides whose files hold your roof and window permits, and whether the city's condo recertification rules reach your building.
Mizner's 1925 houses in Old Floresta, Arvida's Royal Palm from 1959, Camino Gardens from the 1960s, then the communities that followed IBM. The population went from about 7,000 in 1960 to more than 61,000 in 1990, so the decade a house was built matters.
The Hillsboro Canal marks the county line, and the High-Velocity Hurricane Zone ends there. Homes here answer the wind mitigation form differently from those in Deerfield Beach: no HVHZ box, no 1994 code option and a region set by the design wind speed at the address.

Buyers and sellersForm OIR-B1-1802, Rev. 04/26. Here the Region item comes from the design wind speed at the address rather than HVHZ, so we look it up for each home.

How we work here
Global Home Inspectors works from Hollywood and has served South Florida since 2008, with Palm Beach County as part of that territory. Peter Lemos takes calls and texts at (954) 297-0317 seven days a week, gives free estimates by phone and sets a firm price before anything goes on the calendar. Then he does the inspection and explains the findings in plain language.
The scope shifts with the address. A Spanish-style house from the 1920s raises questions about layers of renovation. A 1960s home near the Intracoastal raises questions about salt and original systems. A villa in a gated club may still have its first roof underlayment, and a tower unit on the barrier island comes with association paperwork. We sort out which questions apply on the first call.
Your inspection period is short. Learn about the roof, panel and plumbing before you commit, and find out whether the house sits inside the city limits.
A pre-listing inspection lets you deal with an old water heater or tired flashing before a buyer's inspector writes them up.
Carriers ask for current paperwork on older homes. A 4-point and a wind mitigation form usually come back to you the same day.
Prioritized reports, one contact and easy coordination at gated entries and condo buildings make deadlines simpler to manage.

Add-ons & specialty inspections
Add any of these to your Boca Raton visit, or order them separately.
Inspect before you list so you can fix issues on your terms, price with confidence and avoid surprises during the buyer's inspection.
A fresh set of eyes before the drywall goes up and before your final walkthrough catches builder oversights while they're easy to fix.
Inspect your new home before the builder's one-year warranty expires so covered defects get repaired at no cost to you.
Light commercial, apartment and multi-family inspections covering the same systems as a home inspection, unit by unit.
An infrared scan that reveals missing insulation, duct leaks, overheating electrical components and moisture behind finished walls.
Wood-destroying organism inspections for evidence of termites and other pests, often required by lenders.
Radon is an invisible, odorless gas. Testing measures the level in your home so you can decide whether mitigation is needed.
A camera inspection of the main sewer line to find root intrusion, cracks, bellies and blockages before they back up.
Pool and spa equipment, surfaces, safety barriers and visible plumbing and electrical components.
Water quality testing for homes on private wells, so you know what's coming out of the tap.
Fast, practical reports that help you estimate repair costs and compare properties.
After repairs are made, we return to verify the work on the items listed in your original report.

Good questions
What people ask about properties here. Need something else? Call (954) 297-0317.
Yes. We inspect inside the city limits and in the unincorporated communities west of them, such as Boca West. The inspection is the same. What changes is who holds the permit records: the city or Palm Beach County.
Your property tax bill or the Palm Beach County Property Appraiser's record shows the municipality. The mailing address won't, since many homes outside the city still use Boca Raton as their postal city.
A full home inspection and a wind mitigation form are the usual pair. Add a 4-point on an older home, since Citizens requires one on properties more than 20 years old and private carriers set their own limits. All three fit in one visit.
Yes, once you or your agent add us to the visitor list. Tell us about any contractor hours or badge rules at the club or building when you book, so nothing holds up your inspection period.
Yes. We inspect the unit and the visible condition of its balcony. The building itself falls to the association, and the barrier island was the first zone of the city's recertification program, so ask for the report. See our Boca Raton condo inspection page.
It depends on the property's size, age and type and on which services you combine. Call for a free estimate by phone. You get a firm price before anything is scheduled.
