4-Point Inspection in Boca Raton
The underwriter's report on roof, electrical, plumbing and A/C for homes past Citizens' 20-year mark.

Tile · Shingle · Metal · Flat · Boca Raton, FL
A roof inspection in Boca Raton, FL answers the question tile hides from the street: how much life is left in what you can't see. We photograph the surface by drone or from safe vantage points, inspect the underside from the attic and report condition and estimated remaining life.
Above the ceiling
Mizner's Mediterranean look set the tone for how this city builds. A handsome tile roof can still have a problem underneath, and on an insurance file the calendar counts as much as the curb appeal.
A 1920s Mizner core and 1960s subdivisions near the Intracoastal in the east, condo towers on the barrier island and downtown, then gated club communities running west, some of them beyond the city limits despite a Boca Raton address.
Tiles can outlive their underlayment by years, so a roof from the 1980s or 1990s on its original layers deserves a closer look even when it photographs well. We check the attic side for stains, and we look for slipped or cracked tile from above.
Hurricane Wilma damaged many roofs in the city in 2005. A roof replaced after that storm is now about 20 years old, past the 15-year line in Section 627.7011. If it is shingle, it is also closing in on the 25-year mark Citizens uses for soft roofing.
The airport says drone flights under 400 feet in its controlled airspace need FAA authorization first. We check your address before the visit. If authorization can't be obtained, we work from safe vantage points and the attic, and we tell you ahead of time.
Top to underside
Follow the list, or tap a pin, and use the X-ray view to see what the attic side adds to the picture.
Cracked or slipped barrel and flat tile, worn shingle, rusty metal panels and blisters on flat sections. Each wears differently in this sun and salt.
Tile · shingle · metalHip and ridge caps, plus the mortar or foam beneath them. Mediterranean roofs with many levels have a lot of these lines, and each is a spot wind can lift.
Caps · adhesionValleys, wall flashing, vents, pipe boots and skylights. Stepped rooflines and parapets create more joints, and salt near the Intracoastal speeds corrosion on exposed metal.
Most leaks start hereFascia, soffit and drip edge for rot, gaps and pests. Wood trim on 1960s houses close to the water often needs a second look.
Rot · gapsFrom the attic we look for stains, daylight and soft decking. With tile, the underside often tells more than the top about the layer between them.
Seen from the atticIntake and exhaust vents that control attic heat and moisture. Vaulted ceilings and separate attic spaces on larger homes can leave air moving unevenly.

Before you sign or renew
A buyer wants to know how long the roof will last. An insurer wants evidence of useful life. An owner after a storm wants a dated record. Each one reads the same roof differently, so tell us why you need the report. Section 627.7011, Florida Statutes, gives older roofs a path: an insurer must allow an inspection on a roof at least 15 years old, and it may not refuse solely because of age if that inspection shows 5 or more years of useful life.
Peter documents the covering, flashing and edges by drone or from safe vantage points, then goes into the attic. He avoids walking on clay and concrete tile because it cracks underfoot. In the Old Floresta historic district or a gated community with design rules, replacing a roof may involve more than a roofer and a permit, so ask the city or your association early.
Learn the roof's real age and condition during your inspection period, not when the first renewal notice arrives.
Citizens wants proof of useful life on soft roofing past 25 years and hard roofing past 50. Private carriers set their own limits.
Dated photos help your roofer and your insurance claim, and we have no roofing job to sell.
Show the roof's condition and permit history up front, before a buyer's inspector brings it up.

Typical service-life ranges for what you will see here, from barrel tile to flat sections, and what we look for on each.

![]() | About 15–20 years in South Florida sun | Granule loss, curling or lifted tabs, nail pops, worn flashing |
![]() | 40+ years | Fasteners, seams, rust, coating condition and flashing at walls |

Typical ranges only. Actual life depends on installation, maintenance and storm exposure, and your insurer may apply its own age limits.
Simple from start to finish
Purchase, insurance or storm damage. The reason decides what the report stresses.
We see whether airport airspace affects the address and arrange any gate or association access.
We document the full surface, flashing and edges from the air or safe vantage points, then go into the attic.
Condition, photos and a remaining-life estimate, ready to send to your agent, insurer or roofer.

Good questions
What owners here ask about tile, age and insurance. Call (954) 297-0317 if yours isn't listed.
Sometimes, with authorization. The airport says drone flights under 400 feet in its controlled airspace need FAA authorization first. We check your address before the visit, and if a flight isn't possible, we use safe vantage points and the attic.
Old Floresta is a city historic district, so check with the City of Boca Raton before work starts. Many gated communities also have association rules on materials and color. We report condition. Approvals and permits are between you, your roofer and those bodies.
The tile may not be. Tile often outlasts its underlayment, which commonly needs replacing after about 20 to 25 years. A 1990s roof on original underlayment is past that range, so expect us to look hard for attic stains and slipped tile.
Age alone has limits as a reason. Section 627.7011, Florida Statutes, bars refusing a policy solely over the age of a roof under 15 years old. For older roofs, the insurer must allow an inspection at your expense, and 5 or more years of useful life keeps age alone from being the reason.
They answer different questions. The roof report covers condition and remaining life, while the wind mitigation form records the covering, deck attachment, geometry and sealed deck. A new permit date from a re-roof in Boca Raton can change the form, so it is worth updating.
Not if it risks breaking tile. Barrel tile is easy to crack underfoot, so a drone or a safe vantage point gives a better view without the damage.
It is covered in a full home inspection. Order this one alone when the roof is the real question: a renewal, a storm or a sale where the roof's remaining life is the point of argument.
