Home Inspection in Davie
Whole-house inspection for Davie buyers and sellers, with well water testing available on rural lots.

Broward County · Town of Davie, FL
Looking for a home inspector in Davie, FL? The job changes from street to street here, from horse properties on private wells to gated subdivisions, campus-area condos and townhomes. Peter Lemos handles home, wind mitigation, 4-point, roof, mold and condo inspections, with reports within 24 hours.
Reading an address
More than 100,000 people live here, yet Davie is still legally a town, and in places it still lives like one. It began as reclaimed swampland sold off for farms, and that past shows up in the housing.
A town with rural roots that grew in layers: horse properties and acreage lots, planned subdivisions from the 1980s on, condos and townhomes near the campuses and golf courses, and a long list of mobile home parks.
Residents voted by referendum to protect the town's rural character and equestrian lifestyle, and new developments must work trails into their site plans. So some lots carry barns, paddocks and detached buildings, which should come up before we set the scope of an inspection.
The Town of Davie serves part of the area, the City of Sunrise serves some sections that were annexed later, and certain rural homes run on private wells and septic. Find out which applies before you close, because it changes what is worth testing.
An older Town housing report counted about 25 parks and more than 5,400 mobile homes. Citizens applies its 20-year rule to mobile home applications as well, so 4-point requests here are not only about site-built houses.

A start-to-finish look at a house or unit before you commit. On a rural lot, consider adding well water testing, since Florida does not require it at sale.
Buyers and sellersThe state form that records hurricane features for your insurer. In a town built out over decades, your permit date can change the Building Code answer.
Insurance creditsFour systems reported for an underwriter. Citizens asks on dwellings and mobile homes more than 20 years old, a line that now reaches early-2000s subdivisions.

Add-on
Who shows up
Peter Lemos runs Global Home Inspectors from Hollywood and has served South Florida since 2008. Call or text (954) 297-0317 any day of the week and you reach the person who will walk the property. You get a firm price before anything goes on the calendar.
That direct line helps in Davie, because the first call sorts out what needs doing. A 2002 house in Long Lake Ranches, a garden condo at Pine Island Ridge and an acreage home near the trails raise different questions, from the age of a tile roof to who maintains a well. Tell us what is on the lot, and we set the scope around it.
Ask what is on the lot beyond the house. Wells, septic tanks, barns and flood zones all deserve an answer before your inspection period runs out.
A pre-listing inspection shows what a buyer's inspector is likely to write up, while the repairs are still yours to schedule.
Carriers often want fresh paperwork on older homes. Wind mitigation and 4-point reports usually reach you the same day.
Prioritized findings for deals near the campuses or out on acreage, written so the repair talk stays focused.
What we do here
Every service has its own page, written around how properties in this town are built and how they age.
Add-ons & specialty inspections
Add these to a Davie inspection or book them alone. The right add-on often depends on whether the home runs on a well, a septic tank or utility sewer.
Inspect before you list so you can fix issues on your terms, price with confidence and avoid surprises during the buyer's inspection.
A fresh set of eyes before the drywall goes up and before your final walkthrough catches builder oversights while they're easy to fix.
Inspect your new home before the builder's one-year warranty expires so covered defects get repaired at no cost to you.
Light commercial, apartment and multi-family inspections covering the same systems as a home inspection, unit by unit.
An infrared scan that reveals missing insulation, duct leaks, overheating electrical components and moisture behind finished walls.
Wood-destroying organism inspections for evidence of termites and other pests, often required by lenders.
Radon is an invisible, odorless gas. Testing measures the level in your home so you can decide whether mitigation is needed.
A camera inspection of the main sewer line to find root intrusion, cracks, bellies and blockages before they back up.
Pool and spa equipment, surfaces, safety barriers and visible plumbing and electrical components.
Water quality testing for homes on private wells, so you know what's coming out of the tap.
Fast, practical reports that help you estimate repair costs and compare properties.
After repairs are made, we return to verify the work on the items listed in your original report.

The whole town, including Old Davie, Pine Island Ridge, Forest Ridge, Shenandoah, Long Lake Ranches, Rolling Hills and the acreage areas. Give us the address and we will go over the details.
It is a town, with its own Building Division on SW 36th Street, which is where to ask about permits and elevation certificates. The inspection works the same, but the local records you may need come from the Town.
Tell us what is there when you call. A standard home inspection centers on the house, so barns, sheds and guest quarters need to be discussed up front, and your scope and firm price will reflect the answer.
It is a smart step. The Florida Department of Health advises testing private wells for bacteria and nitrate at least once a year, and the state does not require a well test when a home is sold. We offer testing as an add-on.
A full home inspection plus a wind mitigation report covers most purchases. If the home is more than about 20 years old, add a 4-point, since Citizens requires one and private carriers set their own limits. All three fit in one visit.
That depends on the property's size, age and type, plus what you add. Call for a free estimate, and you will have a firm price before anything is scheduled.
