Home Inspection in Boynton Beach

Looking for home inspectors in Boynton Beach, FL? Peter Lemos, a Certified Master Inspector®, handles home, wind mitigation, 4-point, roof, mold and condo inspections here, from waterfront co-ops along the Intracoastal to gated communities past the Turnpike. Reports arrive within 24 hours, and you get a firm price before anything is scheduled.
Boynton at a glance
Follow Boynton Beach Boulevard west from Federal Highway to the Turnpike and you pass about a century of housing. What an inspector checks first depends on which stretch you are on.
Boynton Beach runs in bands from the Intracoastal west: 1920s subdivisions and 1960s waterfront condos in the east, large 55+ communities near Congress Avenue, then gated communities past the Turnpike, some with a Boynton Beach address but outside the city limits.
The town's first planned subdivision, Lake Boynton Estates, dates from the 1920s. Then the population jumped from about 2,500 in 1950 to more than 10,000 in 1960. Homes from those decades raise the panel, drain and supply line questions that insurers care about.
Sterling Village, Hampshire Gardens and Leisureville all began in the 1960s, and all are 55+ today. In a community like these, the association may have a say over roofs, exteriors and access, so who owns what is the first thing to settle.
A Boynton Beach address does not always mean the City of Boynton Beach. In 2018, a coalition of west Boynton associations was reported to represent 125,000 residents, while the 2020 census counted about 80,000 people in the city. That changes where permit records for your wind form may live.

Add-on
One inspector, start to finish
Global Home Inspectors has served South Florida since 2008 from one office in Hollywood, and Palm Beach County is part of that territory. Peter Lemos takes calls at (954) 297-0317 seven days a week, from 5 AM to 10 PM, and he is the Certified Master Inspector® who walks your property and explains the results.
That matters in a city this mixed. A 1960s co-op near the water, a home in Leisureville and a 2010s gated house out on Lyons Road each raise different questions, from wiring age to who maintains the roof. We sort that out on the first call, so you book the inspections you need and skip the ones you do not.
Confirm what the association covers, then learn what the panel, pipes and A/C really look like before your deadline.
A pre-listing inspection shows what a buyer's inspector will write about, which helps when buyers can compare several similar homes in one community.
Older homes need current paperwork. Wind mitigation and 4-point reports usually go out the same day.
Prioritized findings, plus the ownership and permit questions specific to condos and co-ops and 55+ communities.
Six core inspections
Each service has its own page, written around how Boynton's housing is laid out and how it tends to age.
Add-ons & specialty inspections
Need something extra? Any of these can join your Boynton Beach visit or stand alone.
Inspect before you list so you can fix issues on your terms, price with confidence and avoid surprises during the buyer's inspection.
A fresh set of eyes before the drywall goes up and before your final walkthrough catches builder oversights while they're easy to fix.
Inspect your new home before the builder's one-year warranty expires so covered defects get repaired at no cost to you.
Light commercial, apartment and multi-family inspections covering the same systems as a home inspection, unit by unit.
An infrared scan that reveals missing insulation, duct leaks, overheating electrical components and moisture behind finished walls.
Wood-destroying organism inspections for evidence of termites and other pests, often required by lenders.
Radon is an invisible, odorless gas. Testing measures the level in your home so you can decide whether mitigation is needed.
A camera inspection of the main sewer line to find root intrusion, cracks, bellies and blockages before they back up.
Pool and spa equipment, surfaces, safety barriers and visible plumbing and electrical components.
Water quality testing for homes on private wells, so you know what's coming out of the tap.
Fast, practical reports that help you estimate repair costs and compare properties.
After repairs are made, we return to verify the work on the items listed in your original report.

Good questions
What people in Boynton Beach ask before they book. Still unsure? Call (954) 297-0317.
Yes. We work across Boynton Beach, including the Valencia communities, Quail Ridge and other gated areas, whether the address is inside the city limits or in unincorporated Palm Beach County.
Not always. Mailing addresses reach well beyond the city limits. The Palm Beach County Property Appraiser lists a municipality for each parcel, so that is the quickest way to check. It tells you whether permits run through the city or the county.
Most buyers start with a full home inspection and add wind mitigation. If the home is older, ask your agent about a 4-point, since Citizens requires one on properties more than 20 years old and private carriers set their own limits.
Yes. An age restriction does not change the inspection, but it can change access. Tell the gate when to expect us, and check with the association about who maintains the roof and exterior before you book.
No. Our only office is in Hollywood, in Broward County, and we serve Palm Beach County from there. You still get Peter on the phone and at the property.
It depends on the home's size, age and type, and on which inspections you combine. The estimate by phone is free, and the price is firm before we book anything.
