4-Point Inspection in Boynton Beach
The insurance report for 55+ communities and for western subdivisions now crossing the 20-year mark.

Form OIR-B1-1802 · Rev. 04/26 · Boynton Beach, FL
A wind mitigation inspection in Boynton Beach, FL records the hurricane features your insurer must offer credits for, and Palm Beach County answers parts of the form differently from Broward. We complete the current OIR-B1-1802 with photos, and the report usually reaches you the same day.
Wind mitigation in Boynton
Palm Beach County sits outside the High-Velocity Hurricane Zone, and that is more than a technicality on this form. Three answers play out differently here.
Boynton Beach runs in bands from the Intracoastal west: 1920s subdivisions and 1960s waterfront condos in the east, large 55+ communities near Congress Avenue, then gated communities past the Turnpike, some with a Boynton Beach address but outside the city limits.
In Broward the answer is simply HVHZ. Here, Item 2 comes from the design wind speed at the address in the ASCE 7-22 hazard tool, which sorts a home into Region 1, 2 or 3. We look it up for your address instead of assuming a citywide answer.
Broward and Miami-Dade homes permitted after September 1, 1994 can claim SFBC-94 on Item 1. That option does not exist here. A Boynton home from the late 1990s fits neither FBC option, so its credits have to come from the roof, the connectors and the openings.
Item 4 asks for permit dates or product approvals. Inside the city limits, those records sit with the City of Boynton Beach. In Quail Ridge or past the Turnpike, they may sit with Palm Beach County. In an association, the manager may keep the re-roof file.

FBC 2001 and 2004, or FBC 2007 or later. The SFBC-94 option is for HVHZ homes only, so it cannot be used at a Boynton address.
Year built · permit dateRegion 1, 2 or 3, from the design wind speed at the address in the ASCE 7-22 hazard tool. HVHZ does not apply in Palm Beach County.
Design wind speedWe record whether at least two-thirds of the main roof area is 6:12 or steeper. A low-slope patio roof does not decide it on its own.
6:12 or steeper · belowEach covering in use, with permit dates or product approvals. In an association community, the re-roof record may sit with the manager rather than with you.
Permit · product approvalUp in the attic, we measure nail size and spacing along the trusses. Only what can be verified counts, and the weakest attachment sets the answer.
8d nails · spacingOlder homes often show toenails, while newer ones tend to show clips or wraps. The form now also has options for tested retrofit connectors.
Clips · single · double wrapsHip roofs earn the geometry credit. On a home with gable ends or a mixed roof, we study the whole roofline before answering.
Hip · flat · otherPeel-and-stick underlayment or taped seams can qualify after a re-roof. Standard underlayment and hot-mopped felt do not, even on a recent Boynton roof.

Why it matters here
This city knows what wind can do. The 1928 Okeechobee hurricane destroyed 46 homes here and damaged 255 more, and Wilma caused widespread damage in October 2005. Section 627.0629, Florida Statutes, requires insurers to offer credits for features that reduce windstorm damage, but those features have to be on paper before an agent can act on them. Our wind mitigation guide explains the basics.
Peter goes through the attic, roof and openings, attaches a photo or document to each attribute on items 2 through 9, and signs the form. The current version, Rev. 04/26, has been required for inspections since April 1, 2026. It stays valid for up to five years if the structure has no material changes and no inaccuracies turn up.
Insurers decide the amount, but connectors, hip roofs, sealed decks and protected openings count only once they are on the form.
One report can serve several renewals, as long as the structure stays materially the same.

A new roof or impact windows add nothing until they are recorded. An updated form captures them.

Good questions
What Boynton Beach homeowners ask about the form. Not here? Call (954) 297-0317.
No. The Florida Building Code applies the HVHZ to Miami-Dade and Broward only, so Palm Beach County is outside it. A Boynton Beach form answers Region 1, 2 or 3 instead, based on the design wind speed at the address.
It comes from the design wind speed at your address in the ASCE 7-22 hazard tool. Region 1 is 140 mph or more, Region 2 is 130 to 139 mph, and Region 3 is below 130 mph. We look it up and record the result on your form.
No. That option is limited to the HVHZ, so it applies in Broward and Miami-Dade only. In Boynton Beach, Item 1 offers FBC 2001 and 2004 or FBC 2007 or later, each with its own permit date conditions.
Usually. Item 1 asks homes built in 2007 or 2008 for a permit application after December 8, 2006, and later homes generally fit that option. Communities such as Valencia Reserve, built from about 2009, fall in that range, and we confirm the date before marking the form.
It can. A home from the 1970s or 1980s will not qualify on the building code item, but connectors, roof shape, a sealed deck after a re-roof or protected openings can still count. If the association handled the re-roof, ask it for the records.
New inspections since April 1, 2026 must use Rev. 04/26. Citizens says it accepts the older form if completed within five years before that date with no changes to the structure, and that credits are unchanged at this time. Other carriers may differ, so check with your agent.
This form records features that can earn credits. A 4-point inspection reports the condition of the roof, electrical, plumbing and A/C for underwriting. Older Boynton homes usually need both, and the two fit in one visit.
