4-Point Inspection in Aventura
The insurer's report on roof, electrical, plumbing and A/C, including what a carrier may want on an older unit.

Form OIR-B1-1802 · Rev. 04/26 · Aventura, FL
A wind mitigation inspection in Aventura, FL works best on a home with its own roof and attic. Most owners here live in towers, where the form's roof items describe a roof they do not control. We explain which situation you are in before you pay for anything.
Wind forms in a tower city
Most wind mitigation pages are written for a house. Here, that leaves out most of the people reading, so this is the honest version for a unit owner.
A city of about 3.5 square miles, a quarter of it water, built mainly as condo towers from the 1970s on around Turnberry and Williams Island, with smaller pockets of townhomes, villas and gated single-family homes.
Items 3 through 8 cover slope, covering, deck, roof-to-wall connections, geometry and a sealed deck. On a tower, that is the association's roof, often out of reach and impossible for one owner to change. Where we cannot verify a feature, we do not guess.
Windows and sliders. Under Section 718.113(5), Florida Statutes, each board adopts hurricane protection specifications and may not refuse an owner's installation or replacement that conforms to them, though it can require a unified look. That is your real lever, and the weakest opening still sets item 9.
How a unit policy (HO-6) treats a wind report varies by carrier, and some may give it little or no weight. Credits for the building's roof are a matter for the association's own policy. A short call to your agent can tell you whether a report would change anything.

Scroll or tap a pin. Each note says what the item means on a house or townhome here, and where a tower unit owner drops out of the picture.
Year built and permit date set the answer. Island Estates homes, dated about 2000 to 2009 in listings, can land on different options, so bring the permit date.
Year built · permit dateAventura is in Miami-Dade, so every address answers HVHZ. Just north in Hallandale Beach, Broward gives the same answer. Palm Beach County does not.
HVHZWe measure whether at least two-thirds of the main roof area reaches 6:12. Tower roofs are typically flat, so this mostly matters on townhomes and houses.
6:12 or steeper · belowEvery covering in use, with a permit date or product approval. If a townhome re-roof left you no paperwork, try the city's building department.
Permit · product approvalFrom the attic we read nail size and spacing, recording the weakest we can verify. Townhome attics can be tight, and a tower unit has none to read.
Attic access neededClips, single wraps and double wraps have to be seen, and the 2026 form accepts documented retrofit connectors too. On attached homes we check at your section.
Clips · wraps · connectorsHip, flat or other. We read the roofline of the whole townhome row rather than just your section, because a shared roof has one shape.
Hip · flat · otherStandard underlayment and hot-mopped felt do not qualify. On a home from the 2000s, the coming re-roof is the natural moment to ask your roofer about a sealed deck.
When verifiableThe one item a unit owner can really influence. Windows, sliders, doors and skylights all count, and one unprotected opening can set the answer.

Why it matters here
This city sits in the High-Velocity Hurricane Zone, with the bay and the Intracoastal along its east side. Hurricane Wilma broke high-rise windows and flooded upper-floor condos here in 2005, according to a community article on the city. That history helps explain why openings get so much attention from owners, boards and insurers.
Section 627.0629, Florida Statutes, requires insurers to offer credits for construction features that reduce windstorm damage, but the features have to be documented. For a house or a townhome with its own roof, Peter goes through the attic, roof and openings, attaches a photo or document for each item from 2 through 9 and signs the current form. It stays valid for up to five years if no material changes are made and no inaccuracies are found.
Associations have their own route. The My Safe Florida Condominium Pilot Program, which depends on yearly funding from the Legislature, takes applications only from associations, not from individual owners, and it covers work on roofs and openings. Ask your board whether it applies. For background on the form, see our guide to wind mitigation.
With your own roof, documented straps, roof shape and openings can reduce the windstorm part of the premium.
One report can serve renewals and new policies, as long as the structure does not materially change.
Keep the permit and product approval. If your carrier credits opening protection, that paperwork is what proves it.
Order the report during your inspection period, so the insurance quote reflects the real home before you close.
Your report, explained
The current form has nine items, and items 2 through 9 each need a photo or document. It assumes a roof and attic you can reach, which is why it fits a house better than a tower unit.
Simple from start to finish
Tell us if it is a house, townhome or unit. If your agent sees no credit for you, there is no reason to order one.
Peter photographs the attic framing, roof covering and every window and door he can reach.
The completed OIR-B1-1802 and its photos normally reach you on the day of the visit.
Send the report along. The insurer decides which credits apply to your policy.

Good questions
Many of these come from condo owners, since that is who lives here. Otherwise, call (954) 297-0317.
Ask your agent first. How an HO-6 policy treats a wind report varies by carrier, and much of the form covers a roof you do not control. If your agent says it can help, we document your windows and sliders and report what can be verified.
You generally need to follow the board's specifications. Each board adopts hurricane protection specifications and may not refuse an installation or replacement that conforms to them, but it can still require a uniform exterior look. Get them in writing before you buy anything, and check what permits you need.
Yes, the whole city is. The zone in the Florida Building Code covers only Miami-Dade and Broward, so item 2 on your form reads HVHZ at any Aventura address. Roof and window products here are generally expected to carry approvals such as a Miami-Dade Notice of Acceptance.
Many can, as long as we can reach the attic and see the connections. We read the shape of the whole row's roof, not just your section. Carriers can differ on how they treat attached homes, so check with yours before you order.
Permits and product approvals for your roof, windows and shutters, and the original permit date if you have it. Listings date those homes to about 2000 through 2009, and the date decides which building code answer applies on item 1. Clear access to the attic hatch helps too.
Inspections since April 1, 2026 use Rev. 04/26. Citizens says it still accepts the January 2012 version if it was completed in the five years before that date and the structure has not changed. Other carriers may differ, so your agent has the last word.
The wind form records features that can earn credits. A 4-point inspection reports the condition of the roof, electrical, plumbing and A/C so the insurer can decide on the policy. A townhome or house in Aventura may need both, and both fit one visit.
