4-Point Inspection in Hallandale Beach
The insurer's report on roof, electrical, plumbing and A/C, including what applies to a unit in an older building.

Form OIR-B1-1802 · Rev. 04/26 · Hallandale Beach, FL
A wind mitigation inspection in Hallandale Beach, FL puts your home's hurricane features on the state's OIR-B1-1802 form, so your insurer can apply the credits Florida law requires it to offer. It is most straightforward on a house or townhome with its own roof. Reports usually arrive the same day.
Wind mitigation in this city
Most of the form describes a roof and how it holds on to the walls. In a city of towers and co-ops, that is the first thing to sort out.
A small coastal city where large condo and co-op buildings hold most homes: towers on A1A and Three Islands, 55+ co-ops around Golden Isles Drive and Atlantic Shores, canal houses in Golden Isles and single-family streets around Foster Road.
On a tower or mid-rise, the association controls the roof, so most of the form describes something you do not own. Openings in your unit may be a different story. Ask your agent whether your policy uses the form at all before you order one.
Item 9 records the weakest opening, not the average. Canal homes often have wide sliders facing the water, and one older door or a single unrated garage door can set the answer for the whole house. We check every opening.
Listings date some Golden Isles houses to about 1960, and those will not earn the building code credit. They can still document roof shape, roof-to-wall connectors and protected openings. A later re-roof may also have added a sealed deck, if it can be verified.

FBC 2001 and 2004, FBC 2007 or later, or, in the HVHZ only, SFBC-94 with a permit application after 9/1/1994. A house from around 1960 fits none of them.
Year built · permit dateHVHZ for every address in the city, and for Aventura just across the county line. Palm Beach County is where this answer starts to change.
HVHZWe measure whether at least two-thirds of the main roof area is 6:12 or steeper. Flat sections over additions count against that share.
6:12 or steeper · belowEvery covering in use, with permit dates or product approvals. The city's Building Division handles permits here, which helps if your own file stops short of the last re-roof.
Permit · product approvalNail size and spacing, read from the attic wherever the deck can be seen. Extra nailing from a later re-roof only helps if it can be verified.
8d nails · spacingToenails, clips, single wraps or double wraps. A 1960 house may still be toenailed, and the current form now has room for tested retrofit connectors.
Clips · wraps · retrofitHip roofs are what this item rewards. On a two-story canal home, we look at the whole roof line, including any gable or flat section added over the years.
Hip · flat · otherUsually settled at the last re-roof. Peel-and-stick underlayment or taped seams can qualify. Standard underlayment and hot-mopped felt do not, so it is worth asking your roofer.

Why it matters here
In 2005, Hurricane Katrina made its first landfall between Hallandale Beach and Aventura, a reminder of how exposed this stretch of coast is. Section 627.0629, Florida Statutes, requires insurers to offer credits for construction features that reduce windstorm damage, but features only count once they are on paper, with a photo or a document behind each one.
The visit takes less than an hour on most houses. Peter goes through the attic, the roof and each opening, then signs the form. It stays valid for up to five years as long as nothing material changes and no inaccuracies turn up, and since April 1, 2026 every new inspection has to use Rev. 04/26. Want the background first? Our guide on what wind mitigation is covers the basics.
Insurers set the amounts. Documented straps, hip roofs and protected openings give your agent something to work with.
One report can serve a new policy and later renewals, as long as the structure stays the same and the form stays accurate.
Get it done during your inspection period, so the insurance quote you rely on reflects this house and not an assumption.
They count once they are on the form. A canal-side glass upgrade or a re-roof is a good reason not to wait for renewal.
Your report, explained
Items 2 through 9 each need a photo or a document, and insurers work from those answers. Here is how the form fits together.
Simple from start to finish
Own a house or townhome? Book it. Own a unit? A quick call to your agent first can spare you an unneeded report.
Peter photographs the framing, the covering and each window and door, including the garage door.
The completed OIR-B1-1802 and its photos usually reach you the day of the visit.
Your insurance agent reads the form and decides which credits apply to your policy.

Good questions
Questions owners here ask most. Not listed? Call (954) 297-0317.
It depends on your carrier. The association usually insures and maintains the building, so the roof items describe something outside your control. Ask your agent whether your HO-6 policy uses the form, and whether protected openings in your unit would make a difference. If so, we can do it.
Yes. The Florida Building Code applies the HVHZ to Broward and Miami-Dade, so the Region item reads HVHZ everywhere in the city. Moving a few blocks south into Aventura does not change that answer.
Often, yes. It will not get the building code credit, but a hip roof, roof-to-wall connectors or protected openings can still be documented, and a later re-roof may add a sealed deck if it can be verified. Your insurer decides what applies.
We do not quote a number, because it varies by house and by carrier. Your agent can run the credits once the form is in hand. For how to read it, see our guide to the wind mitigation report.
Inspections on or after April 1, 2026 must use Rev. 04/26. Citizens says it still accepts the January 2012 version if completed within five years before that date with no changes to the structure. Other carriers may differ, so check with yours.
Attic access, plus any permits or product approvals for the roof, windows and shutters. If your file has gaps, the City of Hallandale Beach Building Division handles permits for addresses here.
They answer different questions. Wind mitigation documents features that can earn credits, while a 4-point inspection reports condition so an insurer can decide on the policy. Plenty of older houses here need both, in one visit.
