4-Point Inspection in Pompano Beach
The insurer's report for postwar homes and for Leisureville and Palm Aire condos past 20 years.

Form OIR-B1-1802 · Rev. 04/26 · Pompano Beach, FL
A wind mitigation inspection in Pompano Beach, FL puts your roof shape, roof-to-wall connections and window protection on the state's OIR-B1-1802 form, so your insurer can weigh the credits Florida law says it must offer. We complete the Rev. 04/26 version, usually with the report the same day.
On this form, in this city
Item 2 is settled, since Broward is HVHZ. The answers that vary here are roof shape, permit dates and the glass, and a neighbor's report tells you little about yours.
A postwar city that filled in fast: 1950s and 1960s block homes inland, canal plats on the east side, golf-course condos in Palm Aire, 55+ living in Leisureville and oceanfront towers from the late 1960s onward.
One of the 1950s Mackle models in Pompano Beach Highlands, the Lime Beach, was designed with staggered roof gables, so a hip answer on item 7 is not automatic. We measure the whole roof line rather than assume, then record what the house actually has.
On canal streets in Garden Isles and Pompano Isles, a recent rebuild can sit next to a house from around 1960. One may qualify under FBC 2007 or later on item 1, and the other will not. Bring the permit date if you know it.
It is tempting to upgrade the glass facing the canal or ocean first. Item 9 records the weakest opening, so one unprotected side window or an old garage door can set the answer for the whole home. We check every opening and show you which one it is.

Move down the form or tap a pin to see what gets documented on the roof, in the attic and at every opening.
Options include FBC 2001 and 2004, FBC 2007 or later, and SFBC-94 for Broward homes permitted after September 1, 1994. Postwar Pompano homes usually fall outside all three.
Year built · permit dateAll of Broward is High-Velocity Hurricane Zone, so every address from Terra Mar to the Highlands gives the same answer here.
HVHZThis item asks if at least two-thirds of the main roof area reaches 6:12. Low-slope rear rooms and carports on older block homes can complicate the measurement.
6:12 or steeper · belowEach covering, with permit dates or product approvals. The city's permit records at 100 W Atlantic Blvd can fill gaps when no one kept the re-roof paperwork.
Permit · product approvalIn the attic we check nail size and spacing at the deck. A house re-decked during a later re-roof can answer differently from its original 1960s framing.
8d nails · spacingOlder framing usually means toenails. Clips and wraps rank higher, and the current form adds performance-based options for tested retrofit connectors when they are documented.
Clips · single · double wrapsA hip roof earns the geometry answer. Gables on some Highlands houses and on add-on rooms mean we look at the whole roof line before answering.
Hip · flat · otherPeel-and-stick underlayment or taped seams can qualify after a re-roof. Standard underlayment and hot-mopped felt do not, so we need to verify what went down.
When verifiableWindows, doors, skylights and garage doors all count, and the weakest sets the answer. Upgrading only the beach-side glass will not move it.

Why it matters here
With about 3 miles of Atlantic beachfront and the Intracoastal running through town, this is a place where windstorm coverage tends to carry real weight. Section 627.0629, Florida Statutes, requires insurers to offer credits for features that reduce hurricane damage, yet a feature nobody documented does nothing for your premium. Your agent works from the form, not from what you remember the roofer saying.
Plan on less than an hour for most homes. Peter climbs into the attic, reviews the roof and openings, backs each attribute in items 2 through 9 with a photo or document, and signs the form. Since April 1, 2026, inspections must use Rev. 04/26, which carries nine items, including Region and Roof Slope.
A 1960s house misses the building code answer, but a hip roof, good connectors or protected openings can still count.
A single form can carry you through renewals and a change of carrier, provided the structure has no material changes and no inaccuracies turn up.
Order it during your inspection period so the insurance quote reflects the actual house, not the listing.
A new roof or impact glass only counts once it is documented. A fresh report captures it before renewal.
Your report, explained
Nine items, each with its own rules. A photo or document backs every attribute in items 2 through 9, and the insurer sets the credits from there.
Simple from start to finish
Call or send the form, and have any roof or window permits handy if you can find them.
Peter photographs attic framing, the roof covering and each window and door, item by item.
The completed OIR-B1-1802 and its photos reach you, typically on the day of the inspection.
Your agent submits the report, and the insurer decides which credits apply to your policy.

We cannot name a figure, because it depends on the home and the carrier. Florida law requires insurers to offer credits for documented features, and your agent can run the numbers once the report is in hand.
Yes. The Florida Building Code applies the HVHZ to Miami-Dade and Broward only, and this city is in Broward. Cross north into Palm Beach County and the Region item works differently, based on the design wind speed at the address.
Possibly. A gable roof will not earn the hip answer on item 7, but roof-to-wall connectors, a sealed roof deck and protected openings are separate items. We document what the house has, and your insurer decides the rest.
Ask your agent first, because it depends on your carrier and policy, and many of the features belong to the association. If your carrier wants one, we can complete it. Our Pompano Beach condo inspection page covers what we check inside the unit.
For any inspection since April 1, 2026, Rev. 04/26 is the required version. An older January 2012 report can still work at Citizens if it was completed in the five years before that date and the structure has not changed. Ask your agent about other carriers.
Wind mitigation is about credits: it records features that may reduce the premium. A 4-point inspection is about eligibility: it tells the underwriter how the roof, wiring, plumbing and A/C are holding up. Many older Pompano Beach houses need both.
Access to the attic hatch, plus any permits or product approvals for the roof, windows and shutters. The City of Pompano Beach Building Department keeps permit records if you are missing paperwork.
