Home Inspection in Hollywood
Top-to-bottom inspection for buyers and sellers, from Emerald Hills to Boulevard Heights.

Our home base · Serving Hollywood since 2008
Hollywood is where we work from. Our office is on N 65th Ave in west Hollywood, and Peter Lemos inspects houses, condos and small buildings from the Broadwalk to Hollywood Hills: home, wind mitigation, 4-point, roof, mold and condo inspections, with reports within 24 hours.
Hollywood at a glance
About a century of construction in one place. The street you are on says a lot about what a home inspector should look at first.
A planned city from the 1920s that grew in layers: older houses around downtown and Hollywood Lakes, mid-century ranch homes west of I-95, gated subdivisions further west and condo buildings along the beach.
Joseph Young platted Hollywood in the 1920s, and the 1926 hurricane forced much of it to be rebuilt. Most homes today date from the 1950s to the 1970s, so original panels, drains and water lines come up often in reports.
Canals run through Hollywood Lakes, the Intracoastal cuts the city off from the beach, and salt air reaches inland. Corrosion on exterior metal and moisture at openings get extra attention close to the water.
Hollywood sits in the High-Velocity Hurricane Zone, like all of Broward. That shapes what counts on a wind mitigation form and what your roof and window permits need to show.

Insurance creditsThe roof, electrical, plumbing and A/C report insurers ask for. With so many homes here past 20 years old, it is a common request.

Add-on
Local, and easy to reach
Peter Lemos has run Global Home Inspectors from Hollywood since 2008. He answers calls and texts at (954) 297-0317 seven days a week, and as a Certified Master Inspector® he walks you through what he found instead of leaving you alone with a long report.
That matters in a city this varied. A 1960s ranch in Driftwood, a canal-front house in Hollywood Lakes and a unit in a beachfront tower all raise different questions, from original wiring to salt damage on a balcony railing. We keep the scope clear from the first call, and you get a firm price before anything is scheduled.
Use your inspection period well. Find out about the panel, the drains and the roof before you commit to an older home.
A pre-listing inspection shows you what a buyer's inspector will write about, while you still have time to fix it.
Insurers want current paperwork on older homes. Wind mitigation and 4-point reports go out usually the same day.
Clear, prioritized reports that make it simple to talk about repairs, credits and deadlines.
Six core inspections
Each service has its own page, written around the homes here and how they tend to age.
Add-ons & specialty inspections
Add any of these to your inspection, or book them on their own.
Inspect before you list so you can fix issues on your terms, price with confidence and avoid surprises during the buyer's inspection.
A fresh set of eyes before the drywall goes up and before your final walkthrough catches builder oversights while they're easy to fix.
Inspect your new home before the builder's one-year warranty expires so covered defects get repaired at no cost to you.
Light commercial, apartment and multi-family inspections covering the same systems as a home inspection, unit by unit.
An infrared scan that reveals missing insulation, duct leaks, overheating electrical components and moisture behind finished walls.
Wood-destroying organism inspections for evidence of termites and other pests, often required by lenders.
Radon is an invisible, odorless gas. Testing measures the level in your home so you can decide whether mitigation is needed.
A camera inspection of the main sewer line to find root intrusion, cracks, bellies and blockages before they back up.
Pool and spa equipment, surfaces, safety barriers and visible plumbing and electrical components.
Water quality testing for homes on private wells, so you know what's coming out of the tap.
Fast, practical reports that help you estimate repair costs and compare properties.
After repairs are made, we return to verify the work on the items listed in your original report.
