Condos in Hollywood

What to Watch for in a Hollywood Condo

Hollywood has everything from recent beachfront towers to low-rise buildings that went up decades ago. Where the unit is and how old the building is both change the conversation.

Neighborhoods we cover
  1. Salt air on sliders and railings

Near the ocean and the Intracoastal, salt works on sliding door tracks, railing anchors and A/C equipment. We check how the sliders run and seal, and we flag rust stains or cracks on the balcony for the association.

  2. Building reviews and special assessments

Broward's safety inspection program applies to larger buildings from 25 years of age, and Florida's milestone law covers condos of three or more habitable stories at 30. Those reports come from the association, so ask for them before you buy.

  3. Water from the neighbors

In a stacked building, a leak above can become your stain. We scan ceilings and shared walls with a moisture meter and photograph anything suspect, which gives you something concrete to raise before closing.

The Association Covers the Building. You Own What's Inside the Walls.

On Hollywood Beach and throughout the city, the association usually maintains the roof, structure and common areas, while the systems inside your unit are yours to repair. A tired A/C or a failing slider becomes your expense on the day you close, whatever the lobby looks like.

A condo inspection looks at what you will actually own and live with, along with the balcony and the windows and doors you open every day, and it checks for water arriving from around the unit. Most units take around two hours, and we coordinate access with your agent and the building's management.

  • Panel, plumbing, A/C, water heater and appliances
  • How sliders, windows and the balcony are holding up
  • A 4-point or mold check can be added to the visit
  • The unit above you

A stain on your ceiling may start one floor up. We document it so it can be raised before you close.

  • Equipment you will own

The air handler and condenser for your unit are usually your cost when they fail, so we test them.

  • HO-6 paperwork

If your condo insurer wants a 4-point on an older Hollywood unit, it can be done on the same trip.

  • Facts for the negotiation

Photos and plain findings give you and your agent something concrete to discuss before the deadline.

Who handles what

Your Unit vs. the Association in a Hollywood Condo

Knowing where the line is helps you ask the right questions before you buy.

Included in your condo inspection

  • Electrical panel, outlets, GFCI protection and smoke alarms
  • Plumbing fixtures, supply lines, shutoffs and drains
  • Water heater and its drain pan
  • A/C air handler, condensate drain and the unit's condenser
  • Windows, sliding doors, locks and seals
  • Visible balcony and railing condition
  • Ceilings and shared walls for leaks from other units
  • Kitchen appliances, cabinets, doors and finishes

Usually handled by the association

  • Roof and building structure
  • Exterior walls, foundation and parking garage
  • Elevators, hallways, pools and other common areas
  • Milestone structural inspections and structural integrity reserve studies (SIRS)
  • Building-wide plumbing, electrical and fire systems

Before you buy, ask the association for the latest milestone inspection, reserve study and any planned special assessments.

Simple from start to finish

How a Hollywood Condo Inspection Works

  1. Book and arrange access

We set the time with your agent and building management, including elevator or parking rules on the beach.

  2. Work through the unit

Peter checks the panel, plumbing, A/C, water heater, appliances, windows, sliders and balcony.

  3. Scan for outside water

Ceilings and shared walls get a moisture meter, since a leak can come from any neighboring unit.

  4. Report the next day at the latest

You get photos and findings within 24 hours, in time to use them during your inspection period.

Good questions

Condo Inspection FAQs for Hollywood, FL

What Hollywood condo buyers ask most. Don't see yours? Call (954) 297-0317.

Do you inspect condos on Hollywood Beach?

Yes, along with condos on the Intracoastal and inland. We inspect the unit and the visible condition of its balcony, and we can coordinate parking and elevator access with building management.

The association handles the building. Why inspect my Hollywood unit?

Because the association's job usually stops at your walls. The A/C, water heater, plumbing fixtures, electrical and appliances inside a unit are typically yours to repair, so they are what the inspection covers.

What is the milestone inspection, and should I ask about it?

Florida law requires condo buildings of three or more habitable stories to have a milestone inspection by a licensed architect or engineer at 30 years, then every 10 years. Local agencies can require it at 25 years for buildings near salt water. Ask the association for the reports and any planned assessments.

Does Broward County have its own building inspection program?

Yes. Broward's Building Safety Inspection Program applies to many buildings from 25 years of age, then every 10 years, with exceptions such as smaller homes and buildings. It is the owner's or association's responsibility, so ask for the latest report before you buy.

Will my insurer want a 4-point on an older Hollywood condo?

Some HO-6 carriers ask for one on older units, so check with your agent. If yours does, we can complete a 4-point inspection on the same visit.

How much time should I set aside?

Plan on around two hours for most units, which is less than a single-family home. Larger units and those with more to check can take longer.
