Mold Inspection in Hallandale Beach
Moisture mapping and air samples for closed-up units, low-lying homes and ceilings below a neighbor's leak.

Condos · Co-ops · 55+ · Hallandale Beach, FL
A condo inspection in Hallandale Beach, FL checks what you will own and pay to repair: the unit's electrical, plumbing, A/C, water heater, sliders and balcony, plus water arriving from around you. We do the same for 55+ co-ops, many of them listed as cash only. The photo report arrives within 24 hours.
Buying into a building here
Large buildings hold most of the homes in this city, and many of them went up around the 1970s. That shapes the paperwork as much as the unit.
A small coastal city where large condo and co-op buildings hold most homes: towers on A1A and Three Islands, 55+ co-ops around Golden Isles Drive and Atlantic Shores, canal houses in Golden Isles and single-family streets around Foster Road.
Several co-ops, including ones on Golden Isles Drive and Atlantic Shores Boulevard, are listed as 55+, and many listings say cash only. You buy shares, not a deed, and no bank reviews the purchase. At least one co-op here is listed on a ground lease, so ask how many years remain.
Listings date many buildings on South Ocean Drive, Three Islands and Golden Isles Drive to the late 1960s and 1970s. Broward's safety inspection program starts at 25 years and repeats every 10. The owner or association hires the engineer or architect, and reports go to the city for review.
In a 2024 column, the mayor wrote that condominiums must file certain documents for the city's website, and that the city has no control over private boards. Check what is posted for your building, then ask the association for the milestone report, reserve study and any planned assessments.

The unit's panel, breakers, GFCI protection, outlets, switches and smoke alarms. Units from around 1970 fall in the era of aluminum branch wiring and panels insurers question.
Panel · wiring eraTank age, installation, drain pan and any leaks. In a stacked tower, one failed closet heater can damage more than one floor, so ask whether the association has replacement rules.
Age · drain panAir handler, condensate drain and the condenser serving your unit, run while we are there. Along A1A and on Three Islands, salt air is hard on outdoor equipment.
Air handler · condenserSupply lines, shutoffs, drains and fixtures, with a moisture meter where we suspect a leak. Original shutoffs in buildings this age may no longer hold.
Shutoffs · leaksStains and damp readings from the unit above or next door. In a condo or co-op, that evidence is much easier to raise before you close.
Moisture from neighborsOperation, locks and seals on windows and sliders, plus impact ratings where we can confirm them. Salt builds up in slider tracks on the water side.
Tracks · seals · ratingsVisible condition of the surface, railing and doors. Cracks or rust staining go in the report for the association and its engineer, who evaluate the structure.
Visible condition
Cash sales and older buildings
With a mortgage, a lender at least sends an appraiser. In a cash-only co-op, you may be the only person looking out for you, and the age limit or the board's approval process tells you nothing about whether the A/C is failing or the ceiling is stained. A unit inspection fills that gap before the money moves.
The building itself is a separate question. The association normally maintains the roof, structure and common areas, and in an older building that is where large bills come from. City leaders here have written publicly about special assessments straining seniors on fixed incomes. Read the assessment history, the reserve figures and the latest engineering report while you can still walk away.
Our part is the unit: panel, plumbing, A/C, water heater, appliances, sliders and the visible condition of the balcony, with a moisture scan for water coming from around you. Most units take around two hours, and we set the time with your agent and the building's manager, including any parking or elevator rules on A1A.
No lender means no outside review. A unit inspection gives you one before the funds go out.
Original shutoffs, tired sliders and dated panels are all more likely in a unit this age. We note each one.
A stain may start in someone else's unit. We document it so you can raise it before closing, and a mold inspection can follow.
If your insurer wants a 4-point on an older unit, it can be done on the same trip.
Who handles what
The split varies by building, and in a co-op the proprietary lease sets it. Here is how it usually falls.
Before you buy, ask the association for the latest milestone inspection, reserve study and any planned special assessments.
Simple from start to finish
We arrange the time with your agent and management, including parking and elevator rules at the building.
Electrical first, then water, cooling and appliances, then every window and slider on the way to the balcony.
Ceilings and shared walls get a meter, because water can arrive from any side of a stacked unit.
Photos and plain findings in time to use them before your inspection period ends.

Good questions
What condo and co-op buyers here ask first. Not listed? Call (954) 297-0317.
Yes. The unit inspection works the same way as in a condo. Age rules, board approval and the share transfer belong to the co-op and your attorney or agent, so raise those with them. We can coordinate access with the manager.
It matters more, not less. A cash-only sale skips the lender and its appraiser, so nobody else is required to look. You are also spending your own funds on whatever turns up later, from an A/C to a leaking slider.
Not quite. Hallandale Beach is in Broward, where the Building Safety Inspection Program starts at 25 years. Aventura is in Miami-Dade, where recertification starts at 25 years for condo and co-op buildings near the coast and 30 inland. Both repeat every 10 years, and state milestone rules apply too.
Ask the association first. According to the mayor, the city also requires condominiums to file certain documents for posting on its website, so check there too. Your agent can request the milestone report, the reserve study and any assessment notices.
A licensed architect or engineer inspects buildings of three or more habitable stories for the association, by December 31 of the year they reach 30 years, then every 10 years. A local agency can require it at 25 based on factors such as salt water. It covers the building, not your unit.
Some HO-6 carriers ask for one on older units, so check with your agent. If yours does, we can complete a 4-point inspection on the same visit and note which items belong to the association.
We inspect what can be seen: the surface, railing and doors. Cracks or rust staining get flagged. Structural evaluation belongs to the licensed engineers working for the association.
