Home Inspection in Miramar
Full inspection for Miramar buyers and sellers, from older concrete homes to gated lake communities out west.

US 441 to the Everglades edge · Broward County
Home inspectors in Miramar, FL have two very different cities to cover: concrete homes from the 1950s and 1960s on one side, master-planned lake communities on the other. Peter Lemos handles both, with home, wind mitigation, 4-point, roof, mold and condo inspections and reports within 24 hours.

The name means look at the sea, yet the city limits start at US 441 and end at the Everglades Conservation Area. What shapes an inspection is when the house went up and what sits behind it.
Concrete homes from the 1950s and 1960s near the original city limits, then master-planned lake communities from the 1990s and 2000s running west toward the Everglades, with townhomes and gated low-rise condos mixed in.
The city incorporated in 1955 with fewer than 200 residents, between SW 64th Avenue and University Drive. A.L. Mailman's first 56 homes were concrete with flat roofs, and the population grew from about 5,500 in 1960 to about 24,000 by 1970. Original panels and pipes are the first question over there.
City history describes about two-thirds of its land as still undeveloped around its 1972 land use plan. Population then tripled between 1990 and 2010, as Silver Lakes, Monarch Lakes and Sunset Lakes took shape. Those homes face a different question now: first-generation roofs and equipment reaching replacement age.
Many western lots back onto waterways, most of them owned by the South Broward Drainage District. The city runs an embankment program for eroded banks, and owners west of University Drive deal with a district permit. Know that before you fall for the view. Our home inspection page explains what we note.

Add-on
One inspector, whole city
We ask for the year built on the first call, because that one number changes the whole visit. A house from the city's first decades raises questions about panels, drains and flat roof sections. A lake-lot home from the 1990s raises questions about the original roof, pipe material and who looks after the bank behind the fence.
Peter Lemos has served South Florida since 2008 and takes calls at (954) 297-0317 seven days a week, 5 AM to 10 PM. As a Certified Master Inspector®, he walks you through what he saw rather than handing over a stack of pages. You get a firm price before anything is scheduled, and several inspections can share one visit.
Your inspection period is short. Learn the roof age, the panel brand and the state of the lake bank while you can still negotiate.
A pre-listing inspection shows what a buyer's inspector will raise, and leaves time to gather roof permits and association approvals.
Carriers now want paperwork on homes that felt new not long ago. Wind mitigation and 4-point reports usually go out the same day.
Ranked findings make it easier to compare a Silver Lakes house with an older concrete home east of University Drive.
Six inspections, one inspector
Every service below has a page built around how homes in this city were planned, built and are aging now.
Add-ons & specialty inspections
Add any of these to your Miramar inspection, or book one on its own.
Inspect before you list so you can fix issues on your terms, price with confidence and avoid surprises during the buyer's inspection.
A fresh set of eyes before the drywall goes up and before your final walkthrough catches builder oversights while they're easy to fix.
Inspect your new home before the builder's one-year warranty expires so covered defects get repaired at no cost to you.
Light commercial, apartment and multi-family inspections covering the same systems as a home inspection, unit by unit.
An infrared scan that reveals missing insulation, duct leaks, overheating electrical components and moisture behind finished walls.
Wood-destroying organism inspections for evidence of termites and other pests, often required by lenders.
Radon is an invisible, odorless gas. Testing measures the level in your home so you can decide whether mitigation is needed.
A camera inspection of the main sewer line to find root intrusion, cracks, bellies and blockages before they back up.
Pool and spa equipment, surfaces, safety barriers and visible plumbing and electrical components.
Water quality testing for homes on private wells, so you know what's coming out of the tap.
Fast, practical reports that help you estimate repair costs and compare properties.
After repairs are made, we return to verify the work on the items listed in your original report.

Good questions
The questions buyers and owners here raise most. Something else on your mind? Call (954) 297-0317.
Yes. We work across the whole city, from the older streets near US 441 out to Monarch Lakes, Riviera Isles, Sunset Lakes and the western edge. Silver Lakes also crosses into Pembroke Pines, and we cover that side too.
No. At about 20 years, original water heaters, A/C equipment and roofing can be near the end of their service life, and Citizens starts asking for a 4-point past that age. A newer house simply has different questions than an older one.
Usually a full home inspection and a wind mitigation inspection, plus a 4-point if the home is more than about 20 years old. Add a roof or mold inspection if something looks off. They can usually share one visit.
We note what we can see: erosion, slumped edges and how close they come to a patio, fence or pool deck. We do not design repairs. The city's Public Works Department runs an embankment program for eligible single-family lots.
Yes. Give us the community name when you book, and your agent or the seller can add us to the visitor list. Guard-gated areas such as Sunset Lakes usually want a name in advance.
It depends on the size, age and type of property and which inspections you combine. Call for a free estimate, and you will have a firm price before anything goes on the calendar.
