Home Inspection in Miramar
Full inspection for Miramar buyers and sellers, from older concrete homes to gated lake communities out west.

Visual · Moisture · Air sampling · Miramar, FL
A mold inspection in Miramar, FL usually begins with a simple question: where did the water come from? After heavy rain, an upstairs A/C overflow or a slow leak, we inspect visually, map damp spots with a meter and thermal camera, take air samples for a lab and explain what comes next.
Water in this city
The city sits at about 7 feet of elevation, with lakes, canals and a drainage system doing a lot of work in a wet season. Water tends to reach a home in three ways here.
Concrete homes from the 1950s and 1960s near the original city limits, then master-planned lake communities from the 1990s and 2000s running west toward the Everglades, with townhomes and gated low-rise condos mixed in.
In April 2023 a city newsletter reported about 10 to 12 inches over 48 hours, measured by the South Broward Drainage District gauge. If your home took water then or since, tell us where. Wall cavities and baseboards can stay damp long after the floor looks fine.
Two-story homes and townhomes can put the air handler above finished ceilings, so a clogged condensate line may soak what is below before anyone notices. In a townhome row, a wet shared wall may start next door. Those are the first places we scan.
On older east side homes, aging cast iron, galvanized lines and flat roof sections give water slow, quiet paths into walls and ceilings. We scan plumbing walls, cabinet floors and the ceilings under flat sections with a meter and a thermal camera.
Where mold hides
Scroll the list, or tap a pin, then switch to Thermal to see how damp, cool spots show up on an infrared scan.
Slow drips soak cabinet floors and the wall behind them, often for months. Older shutoffs on the east side and worn supply hoses anywhere are typical sources.
Damp cabinet floorShower walls, grout, ceilings and exhaust fans. An upstairs bath in a two-story home can send a quiet leak into the ceiling below.
HumidityPans, drain lines and ducts sweat in this climate. An overflow from a second-floor air handler can travel through a ceiling before you see the stain.
CondensationStained decking and damp insulation point to a roof leak. Flat sections on older homes and aging underlayment on newer ones are both worth tracing.
Stains · damp insulationFailed seals and wind-driven rain through stucco cracks. Rear walls facing open lakes take a lot of weather, so we check them closely.
Condensation · sealsLeaking water heaters and washer hoses in garages and closets. An upstairs laundry can put a burst hose directly above living space.
Slow leaks
Find the water first
Wet seasons here give mold plenty of chances, and what you can see is rarely the whole problem. Growth tends to sit behind a cabinet, under flooring or inside a wall, fed by a leak nobody has traced. Wiping the spot and leaving the source in place usually brings it back.
We look through the home, map moisture with a meter and thermal camera, and take air samples so indoor spore levels can be compared with outdoor air. The samples go to a laboratory, and results typically take a few business days. We inspect and test only. If cleanup is needed, a licensed mold remediator should do that work, which keeps our findings separate from any job.
After a storm or an overflow, find out whether moisture reached walls, flooring or the A/C before it settles in.
Air samples show whether indoor spore levels run higher than the outdoor air at your home.
Worth checking in your inspection period, along with a full home inspection, while you can still ask questions.
Our work ends at the report. A licensed remediator handles any cleanup, so there is nothing for us to upsell.
Two ways we look
Most clients benefit from both. The visual work points to the source, and the air samples tell you about what you are breathing.
We identify and document mold and moisture problems. Removal should be performed by a licensed mold remediator.

No. Hidden moisture and mold can remain long after a flood or heavy rain. Tell us where the water came in, and we will focus there with a meter, thermal camera and air samples.
A lake does not cause mold by itself, but wind-driven rain on rear walls, grading that slopes toward the house and irrigation hitting block walls can all bring water in. We look at those paths. If the source seems to be overhead, a roof inspection may be the next step.
Yes. We check A/C closets, bathrooms and shared walls. If moisture seems to come from the unit next door or the building, we note it so you can raise it with the association. See also our Miramar townhome and condo inspections.
The visible growth has to be handled either way. Air samples tell you what the rest of the home looks like, and they give you a number to compare against once cleanup is done.
Yes. Spores come in from outside all the time, so indoor air is never at zero. The useful comparison is indoors against outdoors on the same day.
A laboratory analyzes the samples, and results typically take a few business days. Peter then goes through what they mean for your home.
No, we inspect and test only. If remediation is needed, hire a licensed mold remediator, then ask for a follow-up test if you want to see the levels come down.
