Moisture · Air samples · Delray Beach, FL
A mold inspection in Delray Beach, FL usually begins with two simple questions: how long has this place been closed up, and how close is the water? We look for visible growth, trace hidden moisture with a meter and thermal camera, take air samples for a lab and explain the results plainly.
Moisture in this city
Water reaches homes here in ways that depend on where you are, so that is where we begin.
A historic core of 1920s to 1940s houses around Atlantic Avenue and the Marina, canal and beachside streets along the Intracoastal, and, outside the city limits to the west, large 55+ condo communities with Delray Beach mailing addresses.
The 2020 census counted more than one housing unit in six in this city as vacant, a category that includes seasonal homes. A unit closed for the summer with the A/C set high or off can collect humidity fast, so tell us what the thermostat was doing.
Local reporting has described king tides pushing water over seawalls on Marine Way and into low spots on the barrier island near Casuarina Road. If water has reached your garage or yard, tell us. Drywall, baseboards and stored boxes can stay damp long after it recedes.
Frame houses in the historic districts handle moisture differently than block homes. It can move through siding, sills and floor framing, especially where a house sits on piers or a renovation sealed up an old wall. We read the low edges with a meter.
Hiding spots
Tap a pin or scroll, then switch to Thermal. Cooler, damp spots stand out on the infrared view.
Slow drips wet the cabinet floor and the wall behind it. In a unit that sits empty for months, a small leak can run unnoticed for a long time.
Slow leakShower walls, grout, ceilings and fans. Inside baths in older condos rely on their exhaust fan, and a weak one leaves moisture behind.
HumidityDrain pans, lines and ducts sweat in this climate. A clogged condensate line in a two-story condo can reach the neighbor below.
CondensationRoof leaks stain decking and wet the insulation. Flat sections and parapets on Mission-style homes can feed a leak that shows up rooms away.
Stains · damp insulationOlder wood sashes and sills, plus wind-driven rain through stucco cracks and tired seals. Homes close to the ocean get more of this.
Condensation · sealsWater heaters and washer hoses, often in garages and closets. Near the Intracoastal, a damp garage may be plumbing rather than tide, so we trace it.
Slow leaks
How we approach it
Spores are everywhere outdoors, so finding some indoors says little by itself. What matters is whether moisture has given them somewhere to grow. That may be a closet in a condo that sat unused through July, or the wall of a house close to the water. Clean the visible patch and leave the source, and it tends to come back.
The visit has three parts: a careful look through the property, moisture mapping with a meter and thermal camera, and air samples compared against outdoor air. A lab analyzes the samples, and results typically take a few business days. We inspect and test only. If cleanup is needed, a licensed mold remediator should do it, which keeps our report independent of the repair.
Smell something when you reopen the place? Test before you unpack, and find out whether the A/C or a leak is behind it.
Testing shows whether indoor levels are higher than outside air, which is useful to share with your doctor.
A stale smell at a showing is a reason to check during your inspection period, especially in a unit that has been empty.
After a king tide, a storm or a burst line, find out whether it reached the walls, the flooring or the A/C.
Two methods
Often you need both. One finds where the problem is, and the other measures what is in the air you are breathing.
We identify and document mold and moisture problems. Removal should be performed by a licensed mold remediator.
Simple from start to finish
A smell, a stain, a recent leak, or how long the place has been closed up.
Peter goes through walls, ceilings, cabinets and the A/C with a moisture meter and thermal camera.
Indoor air gets compared with an outdoor sample taken during the same visit.
A lab reads the samples, then Peter explains the numbers in plain English and what to do.

Good questions
Have a different question about a Delray Beach home or condo? Call (954) 297-0317.
Run the A/C, and call before you clean anything. We check the air handler closet, bathrooms and shared walls, and if moisture seems to come from a neighbor or the building, we note it for the association. A condo inspection can be added if you are buying.
Any water that reaches walls, flooring or stored items can feed mold if it does not dry quickly. If you live near the Intracoastal and have had water come in, tell us where it reached, and we will focus there with a meter and thermal camera.
Not automatically. Frame walls, older windows and later renovations simply create different moisture paths than block does. A well-kept old house can be dry, and a new one with a leak can have a problem. We go by the readings, not the age.
A few business days is typical. Once they are back, Peter walks you through what the numbers mean for your home and whether anything needs further attention.
The growth needs attention regardless. Air samples add a picture of the rest of the home and a baseline for comparison after cleanup by a licensed remediator. If stains trace back to the attic, a roof inspection may be the next step.
No. We inspect and test, and a licensed mold remediator should handle removal. That keeps our findings separate from any repair bill.
