Home Inspection in West Palm Beach
Top-to-bottom inspection for buyers and sellers, from Grandview Heights bungalows to newer homes out by Grassy Waters.

Moisture · Thermal · Air samples · West Palm Beach
A mold inspection in West Palm Beach, FL starts with where the water came from: a record rain, a king tide, a crawl space or a slow leak behind old plaster. We look through the home, trace damp with a meter and thermal camera, collect air samples and explain the results in plain terms.
Moisture in West Palm Beach
Mold follows water, and this city gets water from the sky, the lagoon and its own aging pipes. These are the three sources worth thinking about first.
A Flagler-era city on the Lake Worth Lagoon: 1910s to 1930s historic districts near downtown, towers on Flagler Drive, post-war growth westward with former wetlands filled for building, and gated communities out by Grassy Waters.
The city reported 11.67 inches of rain on November 1 and 2, 2026, with 7.39 inches on the second day alone, breaking a daily record from 1925. If water got into your home then, wet drywall and flooring need attention quickly. Moisture can stay hidden long after a surface dries.
The city says king tides come every year from September through November and can flood streets near waterways, plus low ground away from the Intracoastal. Repeated wet ground around a slab or crawl space can show up as damp base walls and musty closets, so we check those first.
Older frame houses can sit above a crawl space that stays damp, and plaster walls hide moisture differently than drywall. A meter and thermal camera help find it without opening anything. We don't cut into walls, so we tell you when a contractor should take the next look.
Where mold hides

A slow drip can wet a cabinet floor and the wall behind it for months. Old shutoffs and galvanized lines in pre-war houses near downtown are worth a close look.
Slow leaks · cabinet floorsGrout, shower walls, ceilings and exhaust fans. Bathrooms added to old houses, or those in 1970s condos, may vent poorly or not at all, so we check.
Humidity · ventilationDrain pans, condensate lines and ducts all sweat in a humid climate. A/C retrofitted into a pre-war home often runs ducts through a hot attic or a crawl space.
CondensationStained decking and damp insulation point to a roof leak. Flat sections and parapets on Mission-style houses are common places to look in this city.
Stains · damp insulationCondensation at original windows, and wind-driven rain through cracked stucco or old wood trim. After a heavy storm, we look at the weather side first.
Condensation · sealsWasher hoses and water heaters leak, often out of sight in closets or garages. Under a garage apartment, a slow leak can go unnoticed for months.

Why test
Humidity is not the whole story here. West Palm Beach has a lagoon on its east side, low ground inland, and a mix of old frame walls and block that dry out at different speeds. Growth tends to start out of sight, in a wall cavity, behind a cabinet or below flooring, feeding on a leak or an old flood. Scrubbing the visible patch and leaving the source alone rarely ends it.
So the visit has three parts: a walk through every room, a moisture survey using a meter and thermal camera, and air samples that set the spore count indoors against the air outside. Those samples go to a laboratory, and results typically take a few business days. We inspect and test only. Remediation should be done by a licensed mold remediator, which keeps our report independent of any cleanup work.
If water got in during a storm, find out whether it reached the walls, floors or A/C before mold gets established.
Air samples show whether indoor spore levels run higher than the air outside.
A showing that smells musty deserves a check during your inspection period, not after you close.
We don't do removal, so nothing pushes the report to overstate the problem.
Two ways we look
Many owners use both: a visual check to trace the source, and lab-tested air samples to show what is airborne in the home.
We identify and document mold and moisture problems. Removal should be performed by a licensed mold remediator.

Not always right away. First stop the water and dry the home. If drywall, flooring or cabinets stayed wet, or you notice a musty smell, a moisture scan shows what is still damp, and air samples can show whether spore levels are elevated.
Not directly, but they can put water where it doesn't belong. West Palm Beach says king tides can flood streets near waterways and low-lying areas each year from September through November. If water has reached your walls or crawl space, it is worth having moisture levels checked.
Not by itself. But crawl spaces, older plumbing and retrofitted A/C give moisture more places to collect, and wood framing feeds mold if it stays wet. We check those spots, along with the attic, and report what we can see without opening walls. A roof inspection helps if the damp starts above.
Yes. A/C closets, bathrooms and shared walls are the usual focus. When the damp looks like it is coming from next door or the building itself, the report says so, and you can take that to the association. See our West Palm Beach condo inspections page.
Visible growth needs dealing with regardless. Samples answer a different question: whether spore levels are elevated in other rooms. They also give you a baseline for comparison after the cleanup.
Lab analysis typically takes a few business days. Once the results are in, Peter walks you through the numbers and what they suggest.
No. Remediation belongs with a licensed mold remediator, not the company that tested the air. Keeping those jobs separate means our findings stand on their own.
