A Home Inspection Built for Florida Homes

Buying a home in South Florida comes with risks you won't see at a showing: aging tile roofs, outdated electrical panels, hidden roof leaks, A/C systems working overtime and moisture that turns into mold. A professional home inspection finds those issues while you can still negotiate.

Peter inspects every readily accessible system and component, photographs what he finds and explains it in plain English: what's urgent, what to budget for and what's simply routine maintenance.

  • Every inspection follows InterNACHI Standards of Practice
  • Drone, thermal camera and moisture meter when needed
  • Wind mitigation and 4-point can be added to the same visit
  • Home buyers

Know what you're buying, ask for repairs or credits, and plan your budget before closing.

  • Home sellers

A pre-listing inspection lets you fix problems on your terms and price the home with confidence.

  • New construction

A fresh set of eyes catches builder oversights before the final walkthrough, and again before your 11th-month warranty ends.

  • Investors & agents

Clear, prioritized reports that make repair estimates and negotiations faster.

What a Home Inspection Covers (and What It Doesn't)

A home inspection is a visual, non-invasive evaluation of the home's readily accessible systems. Here's how that plays out in practice.

Included in every home inspection

  • Roof, flashing, gutters and visible leaks
  • Foundation, framing, walls, ceilings and floors
  • Electrical service, panel, outlets and GFCI/AFCI protection
  • Plumbing supply, drains, fixtures and water heater
  • Heating and air conditioning, tested in operation
  • Attic, insulation, ventilation and hurricane straps
  • Windows, doors, shutters and interior finishes
  • Built-in appliances and the garage door opener

Not part of a standard home inspection

  • Anything hidden behind walls, flooring or stored items
  • Building code compliance or permit research
  • Cosmetic issues and personal preferences
  • Mold, radon, sewer line or well water testing (available as add-ons)
  • Pools, spas and septic systems unless ordered
  • Predicting when a system will fail

Good questions

Home Inspection FAQs

Straight answers from a South Florida inspector. Don't see yours? Call (954) 297-0317.

How long does a home inspection take?

Most single-family homes take about two to four hours, depending on size, age and condition. Condos and townhomes usually take less time.

Should I attend the home inspection?

We recommend it. Walking the property with Peter is the best way to understand the findings. If you can't attend, we'll review the report with you by phone.

What happens if the inspection finds problems?

Almost every home has findings. The report prioritizes them so you and your agent can request repairs, ask for a credit or plan future maintenance.

Is a wind mitigation or 4-point inspection included?

They're separate insurance reports, but you can add both to your home inspection and we'll complete them during the same visit.

Do you inspect new construction homes?

Yes. We inspect new homes before the final walkthrough and again before the builder's one-year warranty expires (an 11th-month inspection).

How much does a home inspection cost in South Florida?

Pricing depends on the size, age and type of property and on any add-ons. Call (954) 297-0317 for a free estimate.
