A complete home inspection in Hollywood, FL, from an inspector who works here every week. Peter Lemos checks the roof, structure, electrical, plumbing, A/C, attic and appliances, then explains what he found in a photo report you receive within 24 hours.
Before you buy in Hollywood
Age is the big variable here. Most of the city was built between the 1950s and the 1970s, and that era leaves specific things for a home inspector to check.
A planned city from the 1920s that grew in layers: older houses around downtown and Hollywood Lakes, mid-century ranch homes west of I-95, gated subdivisions further west and condo buildings along the beach.
Homes from the 1960s and 1970s can still carry Federal Pacific or Zinsco panels, and some have aluminum branch wiring. Insurers often question both, so they go at the top of the report when we find them.
Under-slab cast iron drains age badly in Florida, and older homes may have galvanized supply lines. We run water, watch how it drains and scan with a moisture meter. A sewer scope is a smart add-on for homes of that age.
Decades of owners have added rooms, converted garages and enclosed carports across Hollywood. We look at how they tie into the roof and electrical, and we tell you when it is worth checking the permit history.
What we inspect
Scroll the checklist, or tap a pin, and the drawing zooms into each system the way Peter works through a house.
Tile, shingle and flat sections, flashing, gutters and leak signs. Flat roofs over old additions are common here and get a close look.
Up close or by droneFraming, roof deck, insulation and ventilation, plus straps and old stains. Many 1960s attics in Hollywood have thin insulation and tight access.
Straps · insulation · deckSlab, block walls and ceilings for cracks and water marks. CBS homes are solid, but settlement near canals and old slab repairs still deserve attention.
MonitorService size, panel brand, breakers, grounding and GFCI or AFCI protection. We note older panels and wiring that insurers tend to question.
Panel · wiringSupply and drain lines, fixtures, shutoffs and pressure. In older Hollywood homes we pay attention to galvanized pipe and slow cast iron drains.
Pipe material · leaksAge, venting, TPR valve and discharge line, plus corrosion. Garage and closet installs both get checked for leaks and safe clearance.
Age · TPR valveAir handler, condenser, ducts and condensate drain, tested in operation. Salt air shortens condenser life on the east side of the city.
Tested in operationWindows, sliders, doors, shutters or impact glass, plus stairs, railings and finishes. Older jalousie and awning windows still turn up in Hollywood.
Openings · interiorRange, oven, dishwasher, disposal, exhaust fans and the garage door opener with its safety reverse, operated one by one.

Your inspection period
A house near Young Circle, a ranch home in Boulevard Heights and a newer build around West Lake Village do not age the same way. Knowing which era you are looking at tells an inspector where problems usually hide, and it helps you decide what deserves a contractor's quote during your inspection period.
Peter inspects every readily accessible system, photographs what he finds and sorts it by priority: safety items first, then repairs, maintenance and things to watch. You are welcome to walk the house with him and ask questions on the spot. If you are out of town, he will go over the report with you by phone.
Find out about the panel, the drains and the roof while you can still ask for repairs or a credit.
A pre-listing inspection shows what a buyer's inspector will find, so you can fix it on your own terms.
A fresh set of eyes before the final walkthrough, and again before your 11th-month builder warranty ends.
Prioritized findings make it easier to compare properties in Hollywood and talk through repairs.

Yes. Our office is on N 65th Ave on the west side of Hollywood, so Driftwood, Hollywood Hills, Boulevard Heights and the surrounding streets are close to home. We also cover the rest of the city, out to the beach.
Original electrical panels, aluminum branch wiring in some 1960s and 1970s houses, aging cast iron drains, galvanized supply lines and roof leaks at old additions. None of these rule a house out, but you want to know about them before closing.
Most single-family homes take about two to four hours, depending on size, age and condition. Condos usually take less time. Older houses with additions can take longer because there is more to trace.
Often, yes. Your insurer will likely want a wind mitigation report, and homes more than about 20 years old commonly need a 4-point inspection. Both can be done during the same visit, so you can get an accurate insurance quote before you close.
We do not pull permit records, but we look at how the work was done and flag what looks unpermitted. For the official answer, ask the City of Hollywood building department or your agent for the permit history.
