  1. Canal houses in Golden Isles

Listings show houses on these canals from around 1960 alongside much newer ones. Salt works on exterior metal, sliders and A/C equipment. A seawall or dock needs a marine contractor, but we report what we can see and tell you when to call one.

  2. Single-family streets off Foster Road

Foster Road runs through the northwest of the city, and subdivisions such as Carver Heights and Britan are largely single-family, many of them single-story. We start with the year built, because it tells us which panels, supply lines and drains to expect.

  3. Low ground and past water

City leaders name low-lying parts of the northeast and southwest as stormwater priorities, and a December 2019 downpour put inches of water inside some homes here. We look for old water lines, patched drywall and new flooring, then suggest you ask the seller directly.

What a Hallandale Beach Home Inspection Includes

Work down the list, or tap a pin, to follow Peter through the house one system at a time.

  1. Roof & drainage

Tile, shingle and flat sections, flashing, gutters and leak signs. Close to the canals and the ocean, corroded flashing and fasteners get a harder look.

    Up close or by drone
  2. Attic, insulation & ventilation

Framing, deck, insulation, ventilation and hurricane straps, plus any old stains. On a house from around 1960, expect later repairs and tight access.

    Straps · insulation · deck
  3. Structure & foundation

Slab, block walls and ceilings for cracks and water marks. On waterfront lots we also note visible settlement near seawalls and patios for a specialist to review.

    Cracks · water marks
  4. Electrical system

Service size, panel brand, breakers, grounding, GFCI and AFCI protection. Houses from the 1960s and 1970s can still hold panels that insurers question.

    Panel · wiring
  5. Plumbing & leaks

Supply and drain lines, shutoffs, fixtures and pressure. Older houses here may still have galvanized supply pipes or cast iron drains running under the slab.

    Pipe material · pressure
  6. Water heater

Age, venting, TPR valve, discharge line and corrosion. Salt air does tanks and fittings no favors, so garage installs near the water get checked closely.

    Age · discharge line
  7. Heating & cooling

Air handler, condenser, ducts and condensate drain, run and measured. A condenser on a canal-front lot takes salt every day, so its coils and cabinet matter.

    Run and measured
  8. Windows, doors & interior

Windows, sliders, doors, shutters or impact glass, then stairs, railings and finishes. Wide sliders facing the water deserve extra attention at the tracks and seals.

    Sliders · seals
  9. Built-in appliances

Range, oven, dishwasher, disposal, microwave and exhaust fans, each one run through a cycle, plus the garage door opener and its safety reverse.

Your inspection period

Home Inspections for the Houses of Hallandale Beach

A one-story house near Foster Road and a two-story canal home in Golden Isles share a ZIP code and very little else. One may need its wiring and drains traced, the other its exposure to salt water. Knowing which questions belong to which house keeps your inspection period focused on what deserves a contractor's quote.

Peter works through every readily accessible system, photographs what he sees and ranks it: safety items, repairs, upkeep and things to keep an eye on. Join him for the whole visit or just the final walkthrough. If you are buying from out of town, he will take you through the report over the phone. Our guide to common inspection issues shows what tends to come up.

  • Follows the InterNACHI Standards of Practice
  • Drone, thermal camera and moisture meter as needed
  • Wind mitigation and a 4-point can share the visit
  • Buying a house here

Find out about the panel, the drains and the roof while the contract still gives you room to ask for repairs or a credit.

  • Selling in Hallandale Beach

A pre-listing inspection shows what a buyer's inspector will write up, so you can deal with it first.

  • New construction

A second set of eyes before your final walkthrough, and again before the builder's one-year warranty runs out.

  • Agents and investors

Ranked findings make it easier to compare a house here with a unit down the street.

Good questions

Home Inspector FAQs for Hallandale Beach, FL

What buyers here ask before they book. Something else? Call (954) 297-0317.

Is a home inspector in Hallandale, FL the same as one in Hallandale Beach?

Same city. It has officially been Hallandale Beach since 1999, though plenty of people and some searches still say Hallandale. If you were looking for home inspectors in Hallandale, FL, any street address in ZIP code 33009 is covered here.

Do you inspect the seawall and dock on a Golden Isles house?

Not structurally. We note what is visible from the property and tell you if something looks like it needs a marine contractor. Get that opinion during your inspection period, because seawall work can be a major project.

Can you tell whether a house in Hallandale Beach has flooded?

We cannot give you a flood history, but we look for signs: water lines, replaced baseboards and damp readings at block walls. More than half the city lies in a FEMA flood hazard area, so ask the seller and check the flood zone with your insurance agent.

Do you also inspect condos and co-ops?

Yes, and most homes here are units. A condo inspection focuses on the unit itself and the visible condition of its balcony, and it usually takes less time than a house.

How long does a home inspection take in Hallandale Beach?

Most houses take about two to four hours, depending on size, age and condition. A larger waterfront house or one with several additions can run longer.

Should I add wind mitigation or a 4-point?

Often, yes. Your insurer will likely want a wind mitigation report, and few houses here are young enough to skip a 4-point inspection. Both fit in the same visit, which helps you get a real insurance quote before closing.

How much does a home inspection cost here?

It depends on size, age and any add-ons, so call (954) 297-0317 for a free estimate by phone. You will know the firm price before you book.
