Boynton Beach Home Inspections, Sorted by Decade

The city passed 10,000 people by 1960 and kept spreading west for decades after. Knowing when a home was built tells us where to start looking.

Boynton Beach runs in bands from the Intracoastal west: 1920s subdivisions and 1960s waterfront condos in the east, large 55+ communities near Congress Avenue, then gated communities past the Turnpike, some with a Boynton Beach address but outside the city limits.

  1. East of I-95: the postwar boom

Boynton's population roughly quadrupled during the 1950s, and much of the older housing on the east side dates from that boom or soon after. Federal Pacific and Zinsco panels, galvanized supply lines and cast iron drains all belong to those years, so we check for each.

  2. Who owns what in a 55+ home

Homes in older 55+ communities can look like detached houses and still carry condo or association documents. Leisureville alone counts more than 3,000 dwellings. Read what you are buying, because it decides whether the roof and exterior in our report are your bill or the association's.

  3. Newer gated homes still get a full look

Concrete-block homes like those in Valencia Reserve, built around 2009 to 2014, avoid the old panel questions. There we focus on workmanship, A/C condensate drains, water heater age and roof flashing, since original equipment from those years is well into its service life.

What we inspect

What's Included in a Boynton Beach Home Inspection

Follow the checklist, or tap a pin, and the drawing moves through each system in the order Peter works through a house.

  1. Roof & drainage

Covering type, flashing, gutters and leak signs. In an association community, we still report the roof's visible condition even when someone else maintains it.

  2. Attic, insulation & ventilation

Framing, decking, insulation and ventilation, plus straps and old stains. Attic hatches in older single-story homes can be small, so please clear the way.

    Straps · insulation · deck
  3. Structure & foundation

Slab, block walls and ceilings for cracks and water marks. Old slab repairs and room additions on east-side homes get a second look.

    Cracks · water marks
  4. Electrical system

Service size, panel brand, breakers, grounding, GFCI and AFCI protection. Homes from the 1960s and 1970s can still carry panels that insurers question.

    Panel · wiring
  5. Plumbing & leaks

Supply and drain lines, fixtures, shutoffs and pressure. Material depends on the decade, so we identify what we can see, from galvanized to polybutylene.

    Pipe material · leaks
  6. Water heater

Age, venting, TPR valve and discharge line. In a home that sits empty for part of the year, a slow tank leak can run unnoticed.

    Age · TPR valve
  7. Heating & cooling

Air handler, condenser, ducts and condensate drain, run in operation. Equipment near the Intracoastal takes salt air that a unit past the Turnpike is spared.

    Tested in operation
  8. Windows, doors & interior

Windows, sliders, doors, shutters or impact glass, plus stairs, railings and finishes. Original windows and later upgrades often sit side by side in older Boynton homes.

    Openings · interior
  9. Built-in appliances

Range, oven, dishwasher, disposal, exhaust fans and the garage door opener with its safety reverse, each run through a cycle.

Your inspection period

A Home Inspection for Boynton Beach's Mixed Housing

Home inspectors in Boynton Beach get very different questions depending on the street. A buyer near the marina wants to know what salt air has done to exterior metal. A buyer in a 55+ community wants to know what the association pays for. A buyer west of the Turnpike wants to know how well a home from the 2000s or 2010s has been kept up.

Peter inspects every readily accessible system, photographs what he finds and ranks it: safety items first, then repairs, maintenance and things to watch. Come along for the walk and ask questions as he goes. If you are buying from out of state, he can go through the report with you by phone.

  • Follows the InterNACHI Standards of Practice
  • Drone, thermal camera and moisture meter on hand
  • Wind mitigation and a 4-point fit in the same visit
  • Buying an older home

Panel, pipes and roof are the big-ticket questions east of I-95. Get the answers while repairs are still negotiable.

  • Buying in a 55+ community

Find out what you will own and what the association handles, then inspect everything that lands on you.

  • New construction

Newer gated communities out west still have builder warranties worth using. We inspect before the final walkthrough and before month 11.

  • Selling in Boynton

In a community of similar homes, a pre-listing report removes surprises and gives buyers a reason to trust yours.

Good questions

Home Inspection FAQs for Boynton Beach, FL

The questions Boynton Beach buyers ask most. Yours not here? Call (954) 297-0317.

Do you inspect homes in Leisureville and other Boynton 55+ communities?

Yes. The inspection is the same as for any home. What differs is paperwork and access, so ask the association what it maintains and whether it needs notice before we arrive.

How do I check permits on a home with a Boynton Beach address?

First find out who issued them. Parcels inside the city go through the City of Boynton Beach Building Division, and unincorporated parcels through Palm Beach County. We do not pull records, but we flag work that looks unpermitted so you can ask.

What should I watch for in a 1960s or 1970s Boynton home?

Dated panels, aluminum branch wiring in some homes from the mid-1960s to early 1970s, galvanized supply lines and aging cast iron drains. None of these rules out a house, but you want them priced before you close.

How long does a home inspection take in Boynton Beach?

Plan on about two to four hours for most single-family homes, depending on size, age and condition. A smaller villa or condo usually takes less.

Should I add wind mitigation or a 4-point?

Usually. A wind mitigation report can help with your insurance quote, and Citizens requires a 4-point inspection on properties more than 20 years old, while private carriers vary. All of it fits in one visit.

How much does a home inspection cost in Boynton Beach?

That depends on size, age, type and add-ons. Call (954) 297-0317 for a free estimate, and you will have a firm price before anything goes on the calendar.
