How the city is built

Pompano Beach Grew Fast, and It Shows in the Housing

Much of this city went up in a postwar rush, then filled in around water and golf courses. The part of town you are buying in tells you what to check first.

  1. From about 5,000 residents to over 38,000

City history records that jump between the early 1950s and the 1970s. Mackle Company block homes in Pompano Beach Highlands date from the mid-1950s, and much of Cresthaven followed around 1960. Houses of one era tend to need the same things at the same time: panels, drains and roofs.

  2. Canals on one side, fairways on the other

East-side plats such as Garden Isles and Pompano Isles are laid out around seawalls and boat access. Palm Aire and Leisureville are laid out around golf, with condos and 55+ living. The first group raises salt and seawall questions, the second shared roofs and association records.

  3. A flood answer you can look up

The city says roughly a third of its buildings sit in a Special Flood Hazard Area, and calls the whole city potentially flood prone. Its online flood tool shows your zone and any elevation certificate on file. That is a separate matter from wind, where all of Broward is HVHZ.

  1. Full home inspection

The whole house, roof to appliances, for buyers on a deadline or sellers who want no surprises. A natural fit for older block homes in Cresthaven or the Highlands.

  2. Wind mitigation inspection

Records hurricane features on Rev. 04/26 of the state form. Every address in this city answers HVHZ on the Region item, so roof shape and openings do the rest.

  3. 4-point inspection

Roof, electrical, plumbing and A/C in the format underwriters want. Many postwar homes and older condo units here are well past the Citizens 20-year line.

    Insurance required

    4-point inspection

  4. Roof inspection

Tile, shingle, metal and flat roofs, with a remaining-life estimate. Drone use near the Airpark depends on FAA authorization, so we check your address first.

    Roof inspection

  5. Mold inspection & air quality

Moisture mapping and air samples for homes with stains or musty rooms, including units left closed while the owner spends the summer up north.

Who you deal with

Pompano Beach Home Inspections With One Inspector, Start to Finish

Global Home Inspectors has served South Florida since 2008, working from one office in Hollywood. There is no separate branch to deal with here. You call (954) 297-0317, seven days a week from 5 AM to 10 PM, talk through the property and get a firm price before anything goes on the calendar.

What arrives at your door is a Certified Master Inspector® who adjusts the visit to the address. A 1960s house on a Garden Isles canal raises different questions from a garden condo in Palm Aire or a unit in an older A1A tower. We sort out the scope on the first call and tell you which reports you actually need.

  • Firm price by phone before scheduling
  • Appointments seven days a week, 5 AM to 10 PM
  • Several inspections can share one visit
  • Buyers

Your inspection period is short. Get answers on the panel, the drains, the roof age and the flood zone before you commit to an older Pompano home.

  • Sellers

A pre-listing inspection shows what the buyer's inspector is likely to raise, while there is still time to repair it or price it in.

  • Renewing a policy

Carriers want current paperwork. Wind mitigation and 4-point reports usually go out the same day, which helps when a renewal notice is already on the table.

  • Agents and investors

Ranked findings in plain English make it easier to compare a canal house with a condo and talk through repairs or credits.

Good questions

Pompano Beach Home Inspector FAQs

Short answers for people buying, selling or insuring property in Pompano Beach. Anything else, call (954) 297-0317.

Do you have an office in Pompano Beach?

No. Our only office is in Hollywood, at 3610 N 65th Ave, and we inspect throughout Broward, Miami-Dade and Palm Beach counties. The inspection happens at your property, and the report is the same wherever you are in the city.

Which parts of Pompano Beach do you cover?

All of them: Old Pompano, Cresthaven, the Highlands, Palm Aire, Leisureville, Cypress Lakes, Garden Isles, Pompano Isles and the beach from Terra Mar up to Hillsboro Inlet. We also work in neighbors like Lighthouse Point and Deerfield Beach.

Is Palm Aire in Pompano Beach or Fort Lauderdale?

Both. Palm Aire Village West and part of Village East became Fort Lauderdale in an annexation finished in 2000, and a large part of the community is in Pompano Beach. We inspect on either side. The answer matters for permits, so confirm it for your address.

Which inspections do I need when buying an older home here?

Usually a full home inspection and a wind mitigation report, plus a 4-point if the house is more than about 20 years old, since Citizens requires one past that age and private carriers set their own limits. All three can share one visit.

Is my Pompano Beach property in a flood zone?

A home inspection does not decide that. The city's online flood tool shows the zone for your address and any elevation certificate on file, and the Building Division takes those questions at (954) 786-4670. Your insurance agent can explain what it means for coverage.

How much does an inspection cost?

Price follows the property: size, age, type and how many reports you bundle. A phone call gets you a free estimate, and the figure is firm before we schedule.
