Home Inspection in Plantation
Buyer and seller inspections, from canal homes in Plantation Isles to horse properties in the Acres.

Broward County · Inside the HVHZ · Plantation, FL
Home inspectors in Plantation, FL have to read three different cities at once: canal-side homes from the 1950s to the 1970s, Jacaranda's condos and townhomes, and the acreage lots out west. Peter Lemos, a Certified Master Inspector®, covers all of it with home, wind mitigation, 4-point, roof, mold and condo inspections, with reports within 24 hours.
Plantation at a glance
This land was swamp and farm fields before anyone sold a house lot. How the city grew from there explains most of what an inspector looks for today.
A drained, canal-laced city planned in the 1940s and incorporated in 1953: older ranch and canal homes east of University Drive, Jacaranda's condos, townhomes and villas west of it, and rural Plantation Acres on the western side.
The Old Plantation Water Control District dates to 1946 and still runs canals and pump stations across about 10,000 acres. The first homes, built in 1947, flooded badly within two years, so low ground and hidden moisture stay on our list at every address.
East of University Drive you find 1950s to 1970s ranch homes and the canal lots of Plantation Isles. West of it, Jacaranda rose on land the Peters family sold in 1964. The Acres joined the city in 1973. Panels, pipes and roofs differ in each.
Early one-acre lots were sold with a 20-tree orchard, and the city earned its first Tree City designation in 1980. Shade is part of the appeal here. Limbs, leaves and roots are also part of the roof report and the drain check.

Whole-house inspection for buyers and sellers, with extra care for older canal homes and for septic and well clues on larger western lots.

Insurance creditsRoof, electrical, plumbing and A/C for your underwriter. Older east-side homes and many Jacaranda townhomes are past the 20-year line Citizens uses.
For your insurerShingle, tile, metal and flat roofs, by drone or up close, with attention to shade, leaf buildup and limbs touching the covering.
Drone · canopy checkMoisture mapping and air samples after a leak, high water or a musty room. We test and report, and we never sell cleanup work.
Moisture · airAn infrared scan for damp spots, missing insulation and duct leaks. It is especially useful in ranch homes with shallow, tight attics.
Add-on
Who comes to the door
Global Home Inspectors has served South Florida since 2008, working from Hollywood with Peter Lemos as the inspector. He answers (954) 297-0317 from 5 AM to 10 PM, seven days a week. So when you search for a home inspector in Plantation, FL and call us, you talk to the person who will walk your house. You can read more about Peter before you book.
The range here is wide. A 1958 house on a canal in the Isles, a 1980s Jacaranda townhome and a horse property in the Acres do not share many problems. We set the scope on the first call, based on address, age and size, and you have a firm price before anything goes on the calendar.
Inspection periods are short. Learn about the panel, the drains and any septic system while you can still negotiate.
A pre-listing inspection shows what the buyer's inspector will write up, while repairs are still on your schedule.
Carriers want current paperwork on older homes, and wind and 4-point reports typically go out that same day.
Clear priorities and photos make it easier to compare a canal home with a townhome, or to talk through credits.
Six services, one city
Every service has its own page, built around the housing you actually find here.
Add-ons & specialty inspections
A sewer scope suits old drains near big trees, and well testing suits some western lots. Add any of these, or book them alone.
Inspect before you list so you can fix issues on your terms, price with confidence and avoid surprises during the buyer's inspection.
A fresh set of eyes before the drywall goes up and before your final walkthrough catches builder oversights while they're easy to fix.
Inspect your new home before the builder's one-year warranty expires so covered defects get repaired at no cost to you.
Light commercial, apartment and multi-family inspections covering the same systems as a home inspection, unit by unit.
An infrared scan that reveals missing insulation, duct leaks, overheating electrical components and moisture behind finished walls.
Wood-destroying organism inspections for evidence of termites and other pests, often required by lenders.
Radon is an invisible, odorless gas. Testing measures the level in your home so you can decide whether mitigation is needed.
A camera inspection of the main sewer line to find root intrusion, cracks, bellies and blockages before they back up.
Pool and spa equipment, surfaces, safety barriers and visible plumbing and electrical components.
Water quality testing for homes on private wells, so you know what's coming out of the tap.
Fast, practical reports that help you estimate repair costs and compare properties.
After repairs are made, we return to verify the work on the items listed in your original report.

The whole city: Plantation Isles, Plantation Gardens and the streets east of University Drive, Jacaranda and Lauderdale West farther west, and Plantation Acres and Melaleuca Isles on the western side, where many lots are larger.
No. Our only office is in Hollywood, at 3610 N 65th Ave, and we serve Plantation and the rest of Broward from there. Estimates are free by phone, so you never need to come to us.
The lots are bigger, and so is the list of things to check. Listings there often show a septic tank, and some show a well. We inspect the house and report what we see. A septic contractor should evaluate the tank and drain field, and we can add well water testing.
Across much of the city, the Old Plantation Water Control District maintains the secondary canals and their rights-of-way. The Plantation Acres Improvement District handles drainage in its own area. Take canal and right-of-way questions to them. Our report covers the house.
Usually a full home inspection and wind mitigation. Add a 4-point if the home is more than about 20 years old, which describes most Plantation housing. All three can happen on a single visit.
That depends on size, age, property type and which inspections you combine, and a large western lot with outbuildings takes more time. Call for a free estimate, and you will have a firm price before anything is scheduled.
