What Trips Up a Plantation 4-Point

Citizens requires the report on dwellings more than 20 years old, and private carriers set limits of their own, often between 20 and 30 years. In this city, that line now reaches well past the old neighborhoods.

  1. The 20-year line keeps moving

A house finished in 2005 crossed the Citizens line in 2025. So the 4-point is no longer just for 1960s homes in Plantation Gardens. Jacaranda's 1980s townhomes and early-2000s houses anywhere in the city are in range too.

  2. Panels and wiring on the east side

Federal Pacific and Zinsco panels turn up in homes of the 1960s and 1970s, and aluminum branch wiring from the mid-1960s to the early 1970s. That window covers plenty of Plantation Isles and nearby streets. Find out before your deadline, while an electrician can still help.

  3. Polybutylene in later subdivisions

Supply lines from the late 1970s to the mid-1990s may be polybutylene, which overlaps Jacaranda and the later phases of Lauderdale West. Underwriters ask about pipe material directly, so we report what we can see at the heater and under the sinks.

Why insurers ask

The Insurance Question Behind a Plantation Four Point Report

Plantation went from about 8,500 residents in 1963 to more than 48,000 by 1980, so a large share of its housing has been through many summers. That is what carriers want documented. The report must come from an inspector licensed by Florida, and it records the age, type and condition of wiring, heating, plumbing and roof.

This is not a full home inspection. It is a short report written for an underwriter. The visit is quick, the report usually comes that day, and you have time to call a contractor if something looks likely to raise a question. Many carriers accept a report for about a year, but insurers set the rule.

  • Photos and details for each of the four systems
  • Same- or next-day visits when time is short
  • Pairs well with a wind mitigation form
  • Older east-side homes

Citizens asks on dwellings past 20 years. Private carriers pick their own limit, so confirm yours with your agent.

  • Renewal coming up

Learn what the underwriter will read while there is still time to swap a panel or fix a leak.

  • What the report holds

Ages, materials, amperage and condition, with photos, in the format carriers expect.

  • Buying before you insure

Order one during your inspection period, then get a real quote before closing.

4-Point Findings That Worry Plantation Underwriters

Every insurer has its own guidelines. These are the items that most often slow down a policy on homes of this city's age.

  • Federal Pacific, Zinsco or Challenger panelsOlder panel brands many insurers won't accept without replacement.
  • Aluminum branch wiringCommon in some 1960s–70s homes; often requires remediation or an electrician's evaluation.
  • Cloth or knob-and-tube wiringOlder wiring types that most carriers decline.
  • Polybutylene supply linesGray plastic plumbing known for failures and a frequent deal-breaker.
  • Roof at or past the insurer's age limitEach carrier sets its own maximum roof age and condition requirements.
  • Active leaks or water damageVisible leaks at fixtures, the water heater or the roof are flagged.
  • Double-tapped breakers or exposed splicesFixable electrical hazards an underwriter will ask about.
  • HVAC not workingThe system must be operating and in reasonable condition at the time of inspection.

If we find one of these, we explain it in plain English so you can get a quote from a licensed electrician, plumber or roofer before your policy deadline. Insurer guidelines vary, and your agent has the final word.

How We Handle a Plantation 4-Point

  1. Share your deadline

Renewal date or closing, tell us which. Next-day visits are often possible, sometimes sooner.

  2. Inspect the four systems

Roof, panel and wiring, plumbing, water heater and A/C, each one photographed.

  3. Report, usually that day

The finished report with photos comes to you soon after the visit.

  4. Forward to your agent

Good questions

Four Point Inspection Questions in Plantation, FL

Answers for owners and buyers in Plantation. Need more detail? Call (954) 297-0317.

Are four point inspections the same as a 4-point?

Yes, same report, two spellings. Plantation, FL four point inspections document the roof, electrical, plumbing and heating and cooling so an insurer can decide on the policy.

Does my Jacaranda townhome need one?

It can. Citizens requires one on dwellings over 20 years old, and other carriers set their own limits. Some condo carriers ask too. Plenty of Jacaranda units are past that age, so ask your agent which form your carrier wants.

Does a 4-point cover my septic tank or well in Plantation Acres?

No. The report looks at plumbing in the home, not a septic tank, drain field or well. A septic contractor handles the tank, and we can test well water as a separate service.

How long does a 4-point report last?

Insurers decide, and many take one for about a year. Ask your agent before reusing it, above all after a new roof or panel has gone in.

What if my home still has an old panel?

We report what is there and do not pass or fail anyone. Carriers often decline certain brands, so if yours may be one, get a quote from a licensed electrician before the deadline.

Is this the same as a home inspection?

No. A 4-point is limited to four systems for an insurer. A buyer in Plantation usually wants a full home inspection as well, since that covers the entire house.

Can you do a wind mitigation inspection on the same visit?

Yes, and many owners do. We complete the four systems and the wind mitigation form in a single trip, and both reports usually come the same day.
