Where Plantation Homes Gain or Miss Credits on the Form

A city built in stages gives different answers at different addresses. The permit date, the roof shape and what the last re-roof included usually decide the form.

  1. The 1994 line runs through the city

Plantation Isles and many east-side homes predate the SFBC-94 option on item 1, so their credits have to come from hip roofs, connectors, a sealed deck or protected openings. Homes built from 1994 to 1996 need a permit application after September 1, 1994 to use it.

  2. Villas, townhomes and shared roofs

In Jacaranda or Lauderdale West, roof permits and shutter records may sit with the association, and attics can be hard to reach. Ask for re-roof dates before the visit, because items 4 and 8 depend on what can be documented.

  3. Finding old permit dates

The city's Building Department can help with older records, and its Microfilm Division handles copies of plans, sometimes by appointment. That matters when a roof was replaced years ago and nobody kept the paperwork. Features nobody can document usually do not count.

  1. 1. Building code

FBC 2001 and 2004, FBC 2007 or later, or SFBC-94 in Broward, each with a permit-date test. Most Plantation Isles listings predate all three.

    Year built · permit date
  2. 2. Region

HVHZ, on every address from the Isles to the Acres. You do not need a design wind speed lookup for this item.

    HVHZ
  3. 3. Roof slope

We measure the main roof, at least two-thirds of its area, against 6:12. Ranch homes from the 1950s and 1960s often come in below that.

    6:12 or steeper · below
  4. 4. Roof covering

Each covering needs a permit date or product approval. If the re-roof came before you bought, the city's permit records are the place to look.

    Permit · product approval
  5. 5. Roof deck attachment

In the attic we check nail size and spacing where deck meets framing. Shallow ranch attics can limit access, and we record only what we can confirm.

    8d nails · spacing
  6. 6. Roof-to-wall attachment

Toenails are common on older homes. Clips and wraps rate higher, and Rev. 04/26 adds options for tested retrofit connectors with proper documentation.

Clips · single · double wraps
  7. 7. Roof geometry

A hip roof can earn the geometry credit. Older homes here often mix hips with gable ends or flat additions, so the full roof line decides.

    Hip · flat · other
  8. 8. Sealed roof deck (SWR)

Usually settled at the last re-roof. Peel-and-stick underlayment or taped seams can qualify. Regular underlayment and hot-mopped felt will not.

    When verifiable
  9. 9. Opening protection

Every window, door, skylight and garage door counts, and the weakest sets the answer. Large western homes simply have more openings to verify.

Why order it

A Wind Mitigation Inspection Is How Old Roof Work Becomes a Credit

Being inland does not take a Plantation home out of the High-Velocity Hurricane Zone. All of Broward sits inside it. Section 627.0629, Florida Statutes, requires insurers to offer credits for features that reduce windstorm damage, but your agent needs evidence. The form supplies it in a standard layout, with a photo or document behind each attribute in items 2 through 9. Our guide explains what the report includes.

Most visits take under an hour. Peter checks the attic, walks the exterior, photographs the openings and signs the form, usually that day. Since April 1, 2026, inspections must use Rev. 04/26, which added the Region and Roof Slope items. If your last report predates a new roof, shutters or impact windows, it may be leaving those out.

  • Signed Rev. 04/26 form with photos attached
  • Good for up to five years if nothing material changes
  • Easy to pair with a 4-point on the same trip
  • Windstorm premium

Credits vary by carrier and by home. Your agent decides what applies once the features are documented.

  • Five-year shelf life

A report can serve renewals and new policies for up to five years, unless the structure materially changes or an inaccuracy turns up.

  • Buying in Plantation

Get the form during your inspection period, so your insurance quote reflects the actual house before closing.

  • Upgraded since your last form?

A new roof, shutters or impact glass only help once they appear on a current report.

Good questions

Wind Mitigation Questions From Plantation, FL

Common questions about a wind mitigation inspection in Plantation. Need another answer? Call (954) 297-0317.

Is Plantation in the High-Velocity Hurricane Zone even though it is inland?

Yes. The Florida Building Code applies the HVHZ to all of Broward and Miami-Dade, coast or not. So every Plantation home answers HVHZ on item 2, and products installed here are held to that standard.

How much can a wind mitigation inspection save me in Plantation?

We do not quote savings, because credits depend on the home and the insurer. A hip roof, strong roof-to-wall connections, a sealed deck and protected openings are the features that can move the windstorm portion. Your agent can run the numbers with the report in hand.

Can a 1960s home in Plantation Isles still earn credits?

Often. It will not get a building code credit, but roof shape, connectors or protected openings can count, and a later re-roof may add a sealed deck. We document what is there, and your insurer decides.

I own a townhome or villa in Jacaranda. Can I still get the form?

Often, yes, though your carrier and the association documents shape how useful it is, so ask your agent first. We need access to the attic and the openings, and roof or shutter records may have to come from the association.

Where can I find old roof permits in Plantation?

Start with the city's Building Department at 401 NW 70th Terrace. Its Microfilm Division can help with copies of older plans, and an appointment may be needed. Your seller or roofer may also have records.

My report is on the old form. Do I need a new one?

Any inspection on or after April 1, 2026 must use Rev. 04/26. Citizens says credits are unchanged at this time and accepts the January 2012 form if it was completed within five years before that date with no structural changes. Check with your own carrier.

How is this different from a 4-point?

Wind mitigation documents features that can lower the premium. A 4-point inspection reports the condition of the roof, electrical, plumbing and A/C so the underwriter can decide on the policy. Plenty of older homes in Plantation need both, and both fit one visit.
