4-Point Inspection in Miramar
Roof, electrical, plumbing and A/C reports for insurers, now common in subdivisions past 20 years.

Form OIR-B1-1802 · Rev. 04/26 · Miramar, FL
Wind mitigation inspections in Miramar, FL come down to dates as much as straps. The current OIR-B1-1802 form asks which code your home was permitted under, and this city was built across every cutoff. We document each feature with photos, usually with the report in your hands the same day.
Dates on the form
Item 1 treats certain build years differently, and each wave of west side building lands near one of those lines. If your home was built in a listed year, the permit application date decides the answer.
Concrete homes from the 1950s and 1960s near the original city limits, then master-planned lake communities from the 1990s and 2000s running west toward the Everglades, with townhomes and gated low-rise condos mixed in.
Recent Silver Lakes sales cluster around 1993 to 1996. The SFBC-94 option exists only in the HVHZ, and homes from those three years need a permit application after September 1, 1994 to use it. Two neighbors on one street can end up with different answers.
Monarch Lakes listings run from about 1999 to 2003. A 2002 or 2003 home needs a permit application after March 1, 2002 for the FBC 2001 and 2004 option. Homes from 2007 or 2008 need one after December 8, 2006 for FBC 2007 or later.
The city says it is unlikely to hold plans or blueprints for homes built more than 10 years ago. That makes your closing file, any permit record and our attic photos more valuable. Try the city's permit portal or the Building Division counter at 2200 Civic Center Place before the visit.

FBC 2001 and 2004, FBC 2007 or later, or the HVHZ-only SFBC-94. The permit application date settles the close calls on 1990s and 2000s homes here.
Year built · permit dateMiramar sits in Broward, so every address from US 441 to the Everglades edge answers HVHZ. The design wind speed lookup used elsewhere does not decide this one.
HVHZIs at least two-thirds of the main roof area 6:12 or steeper? Complex roofs on larger two-story west side homes take more measuring to answer.
6:12 or steeper · belowAll covering types in use, with permit dates or product approvals. A re-roof permit helps a lot when the seller's file is thin.
Permit · product approvalNails and spacing are read inside the attic, where the sheathing meets the trusses. Low clearance in a two-story home can limit what we can confirm.
8d nails · spacingToenails, clips, single wraps or double wraps, photographed at the wall. The 2026 form also has performance-based options for tested retrofit connectors, useful on older east side homes.
Clips · single · double wrapsHip, flat or other. The city's first homes went up with flat roofs, and later subdivisions can mix hips and gables, so we read the whole outline.
Hip · flat · otherCheck this one after a re-roof. A qualifying sealed deck can be added at that point, but standard underlayment and hot-mopped felt do not count.
When verifiableWindows, doors, skylights and garage doors all count, and the weakest one sets the answer. One unprotected slider facing the lake can outweigh a house full of impact glass.

Why owners order it
Section 627.0629, Florida Statutes, requires insurers to offer credits for construction features that reduce windstorm damage. Nothing on the form counts until someone documents it, and each attribute in items 2 through 9 needs a photo or document. Where homes have changed hands several times since the 1990s, the report you inherited may not describe the house you own today.
Since April 1, 2026, inspections must use Rev. 04/26, which adds the Region and Roof Slope items. A report stays valid up to five years if no material changes are made to the structure and no inaccuracies are found. If you have re-roofed or added shutters since your last form, a new one is how those changes reach your insurer.
Insurers must offer them for qualifying features. Your carrier decides what applies, so we make no promises on amounts.
Replacing the roof can change several answers at once. Our guide to reading a wind mitigation report shows where.
Order it during your inspection period, so the quote you compare reflects this house, not the model next door.
Have the association's roofing paperwork ready for the visit, since it may hold the permit dates you are missing.
Your report, explained
Nine items, in a fixed order. Items 2 through 9 each need a photo or document, which is why we photograph as we go instead of relying on anyone's memory of the roof job.

Good questions
What homeowners here ask about the form. Have another question? Call (954) 297-0317.
Yes. The Florida Building Code applies the HVHZ to Miami-Dade and Broward counties, so every Miramar address answers HVHZ on item 2, including homes out past US 27 at the Everglades edge.
It depends on the permit. Homes built in 1994, 1995 or 1996 need a permit application after September 1, 1994 to use that option. If the date is not in your file, try the city's permit portal or the Building Division before the visit. On the Pembroke Pines side, ask that city's building department.
Probably not, if the home is more than 10 years old. The city says it is unlikely to have plans or blueprints that far back. We document attachments from the attic, and a permit date can come from your records or the city's permit system.
We do not quote amounts. Section 627.0629 requires insurers to offer credits, but your home, your policy and your carrier set what you actually get. Your agent can run the numbers once they have the completed form.
Your insurer decides how it uses the form, but a townhome can be documented on it. Association records may hold the re-roof permit, so ask the management company before the visit.
Inspections on or after April 1, 2026 must use Rev. 04/26. Citizens says credits are unchanged for now and it accepts the January 2012 version if completed within five years before that date, with no changes to the structure. Other carriers may differ, so check with your agent.
This form records hurricane features for credits. A 4-point inspection reports the condition of the roof, electrical, plumbing and A/C, so the carrier can decide on the policy. A lot of 1990s and 2000s Miramar homes now need both.
