Wind Mitigation Inspection in Delray Beach, FL

A wind mitigation inspection in Delray Beach, FL does not read quite like one across the county line in Broward. Palm Beach County sits outside the High-Velocity Hurricane Zone, so two answers on form OIR-B1-1802 change. We document your home's hurricane features and usually deliver the report the same day.

Delray Beach Is Outside the HVHZ: What That Changes on Your Form

Anyone who has seen a Broward report will notice the differences. These three shape a wind report here more than anything else.

  1. No automatic Region answer

Item 2 offers HVHZ, Region 1, Region 2 or Region 3. HVHZ does not apply in Palm Beach County, so we take the design wind speed for your address from the ASCE 7-22 hazard tool and document it. We look it up each time instead of assuming one answer for the whole city.

  2. No SFBC-94 option on item 1

Broward homes permitted after September 1, 1994 can use the South Florida code option. That choice does not exist here. A home in this city has to meet the FBC 2001 and 2004 or FBC 2007 or later permit dates to qualify, so older houses lean on roof shape, connectors and openings.

  3. Permits can sit with two offices

Items 1 and 4 lean on permit dates. Inside the city, ask the City of Delray Beach Building Division. In Kings Point, High Point or Villages of Oriole, unincorporated Palm Beach County handles permits, even though the mail says Delray Beach.

  1. 1. Building code

FBC 2001 and 2004, or FBC 2007 or later, based on the permit date. SFBC-94 is for the HVHZ only, so it is never the answer at a Delray address.

    Year built · permit date
  2. 2. Region

Not HVHZ. Region 1, 2 or 3 depends on the design wind speed at your address, taken from the ASCE 7-22 hazard tool and backed by a document.

    Set by design wind speed
  3. 3. Roof slope

Is at least two-thirds of the main roof 6:12 or steeper? Cape Cod-style cottages in Nassau Park and shallow Mission Revival roofs can land on opposite sides.

    6:12 or steeper · below
  4. 4. Roof covering

Every covering in use, with permit dates or product approvals. Paperwork comes from the City of Delray Beach, or from the county for unincorporated addresses.

    Permit · product approval
  5. 5. Roof deck attachment

We check fastening from the attic and record the weakest we can verify. Old frame houses can have board decking, and a first-floor condo has no attic to reach.

    8d nails · spacing
  6. 6. Roof-to-wall attachment

Older frame houses may rely on toenails, while later construction may show clips or wraps. The 2026 form also recognizes tested retrofit connectors when they are documented.

Clips · single · double wraps
  7. 7. Roof geometry

Hip roofs usually rank best. Gables on old cottages and flat parapet roofs on Art Moderne homes answer differently, so we review the whole roof line.

    Hip · flat · other
  8. 8. Sealed roof deck (SWR)

Worth checking after any re-roof. Self-adhering membrane or taped seams can count if we can verify them. Ordinary underlayment and hot-mopped felt are excluded.

    When verifiable
  9. 9. Opening protection

Windows, doors, skylights and garage doors: the weakest one sets the answer. One original multi-paned cottage window beside new impact glass will hold the whole item down.

Why order one

Why Delray Beach Owners Order a Wind Mitigation Inspection

With about three miles of Atlantic beachfront and the Intracoastal running through town, windstorm coverage gets real attention here at renewal. Section 627.0629, Florida Statutes, tells insurers to offer credits for construction features that reduce storm damage. The catch: an agent can only credit what the form shows, and each attribute in items 2 through 9 needs a photo or document. Our guide to the wind mitigation report walks through it.

Most homes take under an hour. Peter checks the attic, roof and openings, gathers proof for each item and signs the form. Since April 1, 2026, inspections must be on Rev. 04/26, and a report stays good for up to five years as long as the structure sees no material changes and no inaccuracies turn up.

  • Current Rev. 04/26 form with proof for each item
  • Region looked up for your address, not assumed
  • Fits in one visit with a 4-point
  • Windstorm credits

Amounts vary by home and carrier, and your insurer decides. Documented features are what make you eligible.

  • Historic house?

Impact windows or shutters count once installed, but exterior work in a historic district needs a Certificate of Appropriateness first.

  • Buying in Delray Beach

Order it during your inspection period, so your insurance quote reflects the actual house.

  • Re-roofed or upgraded?

A new roof, straps or openings only count once they reach the form. Update the report rather than waiting for renewal.

How to get the most from your report

01
Have permits handy
Roof, window and shutter permits or product approvals help prove dates and ratings.
02
Clear the attic access
Most of the form is answered from the attic, so we need to reach the hatch safely.
03
Every opening counts
Opening protection is only credited at its best level when every window, door and skylight is protected.
04
Update after upgrades
A new roof, shutters or impact windows can move you into a better category, so order a new report.

  1. Schedule

  4. Signed form for your agent

You usually get the report the same day. Your agent and insurer decide how credits apply.

Good questions

Wind Mitigation FAQs for Delray Beach, FL

Common questions about wind mitigation inspections in Delray Beach, FL. Have another? Call (954) 297-0317.

Is Delray Beach in the HVHZ?

No. The Florida Building Code applies the HVHZ to Miami-Dade and Broward only, and this city is in Palm Beach County. The Region item on your form is set by the design wind speed at your address, not the HVHZ box.

Which wind region is my Delray Beach home in?

We do not assume. The form sorts homes into Region 1 (140 mph or more), Region 2 (130 to 139 mph) or Region 3 (below 130 mph). We pull the design wind speed for your address from the ASCE 7-22 hazard tool and attach it to the report.

I live in Kings Point. Where do I find permits?

Kings Point, High Point and Villages of Oriole lie in unincorporated Palm Beach County, so the county Building Division holds those permits even though your mail says Delray Beach. Homes inside the city limits use the City of Delray Beach Building Division.

Do condo owners need a wind mitigation report?

Ask your HO-6 agent first. The association usually insures the building, so whether the form affects your own policy depends on the carrier. If your agent wants one, we can do it, though a ground-floor unit limits what we can verify in an attic.

My report is on the old form. Is it still good?

Any inspection on or after April 1, 2026 has to use Rev. 04/26. Citizens says it accepts the January 2012 form if it was completed within five years before that date with no changes to the structure, and that credits are unchanged at this time. Other carriers may differ, so check first.

Can a 1920s or 1930s Delray Beach house earn credits?

It can. It will not qualify on the building code item, but a hip roof, documented connectors, protected openings or a sealed deck added during a re-roof can all appear on the form. Your insurer decides how much those count.

What separates this from a 4-point?

One is about credits, the other about eligibility. The wind form lists hurricane features that may reduce your premium. A 4-point inspection tells the underwriter what shape the roof, electrical, plumbing and A/C are in. Older houses here often need both.
