Wind Mitigation Inspection in Pembroke Pines, FL

A wind mitigation inspection in Pembroke Pines, FL puts your home's hurricane features on the state's OIR-B1-1802 form, where your insurer can act on them. Homes here were built on both sides of a 1994 code line, so the permit date matters. Reports usually arrive the same day.

The Permit Date That Divides Pembroke Pines Homes on the Wind Form

Two houses a few streets apart can look the same and still answer the form differently. West Pines went up through several code editions, and these three points show why that matters.

  1. Item 1 and the 1994 line

Silver Lakes and Chapel Trail grew from the early 1990s, with Pembroke Falls following from about 1996. The SFBC-94 option asks homes built in 1994, 1995 or 1996 for a permit application after September 1, 1994, so the year alone may not settle it.

  2. Later phases, later codes

Building in Pembroke Falls ran into the 2000s, past two more date tests: a permit application after March 1, 2002 for FBC 2001 and 2004 on 2002 and 2003 homes, and after December 8, 2006 for FBC 2007 on 2007 and 2008 homes.

  3. Finding the date yourself

Search your folio number in the city's Development HUB, which lists permits, job descriptions and inspection history back to at least 1992. That can help with Item 1, and it may show when the roof or windows were last permitted for Items 4 and 9.

  1. 1. Building code

FBC 2001 and 2004, FBC 2007 or later, or SFBC-94 in the HVHZ. Early 1990s subdivisions and older east-side homes often fit none of them.

  2. 2. Region

Pembroke Pines is in Broward County, so every address here answers HVHZ. No design wind speed lookup is needed for this item.

  3. 3. Roof slope

At least two-thirds of the main roof area, either 6:12 or steeper, or below. Multi-slope roofs on two-story homes take some measuring.

  4. 4. Roof covering

Each covering in use, with its permit date or product approval. The city's online permit history helps when a previous owner left no paperwork.

  5. 5. Roof deck attachment

In the attic we confirm nail size and spacing where the deck meets the trusses. The weakest attachment we can confirm goes on the form.

  6. 6. Roof-to-wall attachment

Toenails, clips, single or double wraps, and now tested retrofit connectors if documented. Tight attics on two-story homes can limit what we can reach.

  7. 7. Roof geometry

Hip, flat or other. Many large subdivision homes mix hips and gables, so we look at the whole roof line before we answer.

  8. 8. Sealed roof deck (SWR)

If your roof is original, ask what is under it. Standard underlayment and hot-mopped felt do not qualify. A later re-roof may change this answer.

  9. 9. Opening protection

Every window, door, skylight and garage door counts, and the weakest sets the answer. Tall entry glass or one unprotected opening can hold a home back.

Why it matters

A Wind Mitigation Inspection in Pembroke Pines, Before Renewal Comes Due

Hurricane Katrina crossed directly over the city in 2005, and Wilma's eye passed about 20 miles north that same year, with sustained winds of 92 mph officially recorded here. That kind of history is why the windstorm part of a policy carries weight. Section 627.0629, Florida Statutes, requires insurers to offer credits for features that reduce storm damage, but a feature only helps you once it is documented.

On most homes, the visit takes under an hour. Peter goes through the attic, the roof and each opening, then attaches a photo or document to Items 2 through 9. Since April 1, 2026, inspections must use Rev. 04/26, which adds the Region and Roof Slope questions. To see what a finished form looks like, read our guide to the wind mitigation report.

  • Rev. 04/26 form with a photo or document per item
  • Valid up to five years if no material changes are made
  • Pairs with a 4-point inspection on the same visit
  • Credits on documented features

Amounts vary by home and carrier. Documented connectors, roof shape and protected openings are what an insurer can act on.

  • Up to five years of use

One report can serve renewals and new policies, as long as nothing material changes and no inaccuracies turn up.

  • Closing on a house here?

Order it during your inspection period, so the insurance quote you compare reflects the house you are actually buying.

  • Upgraded since your last report?

New shutters, impact glass or a re-roof count only after they reach the form. Update it before renewal.

How to get the most from your report

01
Have permits handy
Roof, window and shutter permits or product approvals help prove dates and ratings.
02
Clear the attic access
Most of the form is answered from the attic, so we need to reach the hatch safely.
03
Every opening counts
Opening protection is only credited at its best level when every window, door and skylight is protected.
04
Update after upgrades
A new roof, shutters or impact windows can move you into a better category, so order a new report.

Simple from start to finish

How a Pembroke Pines Wind Mitigation Inspection Works

  1. Find your paperwork

Look for permits, product approvals or shutter records. If you have none, the city's permit history may fill the gap.

  2. Attic, roof, every opening

Peter photographs the framing, the covering and each window and door, item by item on the form.

  3. Signed report, usually that day

You get the completed OIR-B1-1802 with its supporting photos, typically the same day as the visit.

  4. On to your agent

Send the report to your insurance agent. The insurer decides which credits apply to your policy.

Good questions

Wind Mitigation FAQs for Pembroke Pines, FL

What homeowners here ask before renewal. Don't see yours? Call (954) 297-0317.

Is all of Pembroke Pines in the High-Velocity Hurricane Zone?

Yes. The city's own building pages say so, and the Florida Building Code applies the HVHZ to Broward and Miami-Dade counties only. On the current form, every address in Pembroke Pines answers HVHZ for Item 2, east of University Drive or west of I-75.

My Silver Lakes home was built in 1993. Can it claim the 1994 code?

Not on a 1993 build date. The SFBC-94 option asks for a permit application after September 1, 1994 on homes from 1994 to 1996. Your home can still earn credits for roof shape, roof-to-wall connections, a sealed deck or protected openings, if they are there and can be verified.

How do I find my home's permit date in Pembroke Pines?

Use the city's Development HUB and search by the folio number from the Broward County Property Appraiser. For older files, the Building Department's records clerk handles archived permits and plans. If you cannot find it before the visit, we note what we can verify.

How much does a wind mitigation inspection save in Pembroke Pines?

It depends on your home and your carrier, so we do not quote a figure. The insurer sets the credits once the form is in. Your agent can run the numbers with the report in hand.

My report is on the old form. Do I need a new one?

Inspections on or after April 1, 2026 must use Rev. 04/26. Citizens says it accepts the January 2012 form if it was completed within five years before that date, with no changes to the structure. Other carriers may differ, so ask your agent.

Does wind mitigation apply to my Century Village condo?

Ask your HO-6 agent first. The form covers the roof, attic and openings, and in a condo the association usually controls most of those. What it can do for your policy depends on the carrier. If yours wants one, we can complete it.

What is the difference between this and a 4-point?

The wind form records features that may earn credits. A 4-point inspection tells an underwriter what shape the roof, electrical, plumbing and A/C are in, so the carrier can decide on the policy. Many homes here, now past 20 years old, need both.
