Home Inspection in Delray Beach
Full inspection for buyers and sellers, from Del-Ida Park bungalows to newer rebuilds on the beach side.

Palm Beach County · Outside the HVHZ · Delray Beach, FL
Home inspectors in Delray Beach, FL have two very different places to read: wood-frame and Mission Revival houses around Atlantic Avenue, and 55+ condo communities from the 1970s out west. Peter Lemos, a Certified Master Inspector®, handles home, wind mitigation, 4-point, roof, mold and condo inspections across both, with reports within 24 hours.
Know your address
An address here can point to a 1920s cottage, a large beachside rebuild or a 1970s condo that is not actually in the city. Sorting out which one you have comes first.
A historic core of 1920s to 1940s houses around Atlantic Avenue and the Marina, canal and beachside streets along the Intracoastal, and, outside the city limits to the west, large 55+ condo communities with Delray Beach mailing addresses.
Old School Square dates from 1902 to 1945, and the Marina, Del-Ida Park, Nassau Park and West Settlers districts come from the same long stretch. Many of these houses are wood frame rather than block, which changes how we think about termites, moisture and connections.
High Point, Kings Point and Villages of Oriole carry Delray Beach mailing addresses but sit outside the city limits, in unincorporated Palm Beach County. That matters when you need a permit history: those records come from the county's Building Division, not the city's.
Palm Beach County is outside the High-Velocity Hurricane Zone. On a wind mitigation form, that removes the SFBC-94 option and makes the Region item depend on the design wind speed at your address, so a report from a Broward home is a poor guide.

Buyers and sellersForm OIR-B1-1802, Rev. 04/26. Here the Region answer comes from the design wind speed at your address, not from an automatic HVHZ box.
Insurance creditsRoof, electrical, plumbing and A/C for an underwriter. Common on older houses here, and some condo insurers ask for it on 1970s and 1980s units too.

Who you are calling
Peter Lemos has run Global Home Inspectors since 2008, serving South Florida from an office in Hollywood. He takes calls and texts at (954) 297-0317 seven days a week, from 5 AM to 10 PM, and as a Certified Master Inspector® he talks you through the findings rather than leaving you alone with a long PDF.
This city rewards that attention. A frame vernacular cottage in Old School Square, a Mediterranean house in the Marina district, a mid-century home around Lake Ida and a one- or two-story condo in Kings Point all raise different questions. You get a free estimate by phone and a firm price before anything goes on the calendar.
Know whether you are getting a 1920s frame house, a 1970s condo or a recent rebuild, and what that means for wiring, pipes and insurance.
A pre-listing inspection shows what a buyer's inspector is likely to write up, while you still have room to deal with it on your schedule.
Older houses and condos here draw paperwork requests. Wind mitigation and 4-point reports usually go out the same day.
Findings ranked by priority make repairs, credits and deadlines simpler to discuss, in a market with very mixed housing stock.
Six inspections, one inspector

Add-ons & specialty inspections
Add any of these to your Delray Beach visit, or book them separately. On a wood-frame house, a termite (WDO) inspection is a sensible extra.
Inspect before you list so you can fix issues on your terms, price with confidence and avoid surprises during the buyer's inspection.
A fresh set of eyes before the drywall goes up and before your final walkthrough catches builder oversights while they're easy to fix.
Inspect your new home before the builder's one-year warranty expires so covered defects get repaired at no cost to you.
Light commercial, apartment and multi-family inspections covering the same systems as a home inspection, unit by unit.
An infrared scan that reveals missing insulation, duct leaks, overheating electrical components and moisture behind finished walls.
Wood-destroying organism inspections for evidence of termites and other pests, often required by lenders.
Radon is an invisible, odorless gas. Testing measures the level in your home so you can decide whether mitigation is needed.
A camera inspection of the main sewer line to find root intrusion, cracks, bellies and blockages before they back up.
Pool and spa equipment, surfaces, safety barriers and visible plumbing and electrical components.
Water quality testing for homes on private wells, so you know what's coming out of the tap.
Fast, practical reports that help you estimate repair costs and compare properties.
After repairs are made, we return to verify the work on the items listed in your original report.

Yes. These communities have Delray Beach mailing addresses but lie outside the city limits, in unincorporated Palm Beach County. We inspect there the same way we do inside the city. The main difference for you is that permit records sit with the county.
Usually a full home inspection, with a wind mitigation report on top so your insurance quote is accurate. Older property? Add a 4-point, because Citizens requires one on properties more than 20 years old and private carriers set their own limits. All three can happen in one visit.
The inspection is the same visual review, though you should expect older materials and more wood framing. Repairs may take an extra step: the city requires a Certificate of Appropriateness for exterior improvements and alterations in a designated historic district.
No. The Florida Building Code applies the HVHZ only to Miami-Dade and Broward. Palm Beach County is outside it, so the Region answer on a wind mitigation form comes from the design wind speed at the property.
Yes, and in the 55+ communities west of town too. We cover the unit and the visible condition of its balcony or patio, and we arrange access with your agent. Our condo inspection page explains where the association's part begins.
It comes down to the size, age and type of property and which inspections you combine. Estimates by phone are free, and the price is firm before we schedule anything.
