Wind Mitigation Inspection in Hallandale Beach
Form OIR-B1-1802 for houses and townhomes, where every address answers HVHZ on the Region item.

Roof · Electrical · Plumbing · A/C · Hallandale Beach, FL
A 4-point inspection in Hallandale Beach, FL documents the roof, electrical, plumbing and A/C for your insurer, whether the property is a house or a unit. Few homes here are new, so expect the question at renewal or purchase. The report usually reaches you the same day.
4-point in this city
Almost everything here has passed the age where carriers start asking. What they ask depends on whether you own a house or a unit.
A small coastal city where large condo and co-op buildings hold most homes: towers on A1A and Three Islands, 55+ co-ops around Golden Isles Drive and Atlantic Shores, canal houses in Golden Isles and single-family streets around Foster Road.
Citizens requires a 4-point for property owner, dwelling and mobile home applications on properties more than 20 years old, and private carriers often set limits between 20 and 30 years. Only about one home in seven here dates from 2000 or later.
In a condo or co-op, the panel, plumbing, water heater and A/C inside your walls are the report. The roof usually belongs to the association, so ask your carrier how it wants that section handled and get the re-roof date from the association.
Many towers on South Ocean Drive and Three Islands are listed from about 1970 to the late 1970s. Aluminum branch wiring ran from the mid-1960s to the early 1970s, and Federal Pacific and Zinsco panels belong to the same decades. We check what is actually in your wall.
The four systems
Five stops on the list, four systems on the form. Tap a pin to see what the underwriter reads at each one.
Type, age, condition and remaining useful life. On a unit, the association's records supply the age. On a house, we also cover flat sections and leaks.
Age · condition · remaining lifePanel brand, amperage, breakers and wiring type. Older units deserve a careful look for double-tapped breakers, exposed splices and dated panels.
Panel brand · amperagePipe material, visible leaks, fixtures and shutoffs. Polybutylene from the late 1970s to the mid-1990s is worth checking in buildings from those years.
Pipe material · leaksAge, location, TPR valve, discharge line and leak signs. In a stacked building, a closet tank that fails can reach the unit below, so carriers care.
Age · TPR valveManufacture year and operation of the air handler and condenser. Units near the ocean and the Intracoastal can show salt wear on outdoor equipment.

Why insurers ask
The city annexed its Atlantic shore in 1947, and the buildings came in waves after that. More than half of today's homes date from 1970 to 1999, and most of the rest are older. To an underwriter, that raises a plain question: how much of the original wiring, plumbing and equipment is still in service?
A 4-point answers that question and nothing else. It is a focused report on four systems, not a full inspection, which keeps the visit short. You usually have it the same day, with time to get a licensed contractor's quote if something needs attention before your policy or closing deadline.
A cash co-op purchase has no lender asking questions, but the insurer you apply to afterward may ask plenty.
See what the underwriter will see while there is still time to replace a panel or fix a leak.
Ages, materials, amperage and condition, with a photo behind each one.
Away for months at a time? Have it done before you leave, so a renewal deadline does not catch you out of state.
Know before you file
Every insurer has its own guidelines, but property of this age tends to raise the same handful of questions.
If we find one of these, we explain it in plain English so you can get a quote from a licensed electrician, plumber or roofer before your policy deadline. Insurer guidelines vary, and your agent has the final word.
Simple from start to finish
A renewal date or a closing date sets the schedule. Same- or next-day visits are often possible.
Panel, wiring, plumbing, water heater, A/C and, where it is yours or reachable, the roof.
You usually get the finished report with photos the day of the visit.
Your agent submits it. If anything looks likely to draw a question, we explain it in plain English first.

Yes. Hallandale and Hallandale Beach are the same city, renamed in 1999, and we do 4-point inspections all over it, from canal homes to units on A1A. You usually have the report the same day.
It depends on the carrier. Some HO-6 insurers ask for one on older units and some do not, so check with your agent. If yours does, we report on what is inside your unit and note what belongs to the association.
A cash purchase takes the lender out of the picture, but not the insurer. If you plan to insure the unit, ask your agent now whether a 4-point is needed, so you get the answer before closing rather than after.
Many carriers accept a report for about a year, but each insurer sets its own rule. Ask your agent before reusing an older one, especially after a panel, A/C or water heater replacement.
We document what is there. We don't pass or fail anyone. Some brands, such as Federal Pacific and Zinsco, are often questioned. If yours is one, get a licensed electrician's quote before your deadline and ask your agent how your carrier treats it.
No. It is a limited insurance report on four systems. As a buyer, you want a home inspection on a house or a condo inspection on a unit, and the 4-point can share the visit.
Yes, and on a house or townhome it usually makes sense to do both. We complete the 4-point and the wind mitigation form in one visit, so you only schedule once.
