4-Point Inspection in Hallandale Beach
The insurer's report on roof, electrical, plumbing and A/C, including what applies to a unit in an older building.

Tile · Shingle · Metal · Flat · Hallandale Beach, FL
A roof inspection in Hallandale Beach, FL is for whoever owns the roof: a house or townhome owner, a buyer or a small association. Expect drone or close-up photos, a look at the underside from the attic and a remaining-life estimate you can hand to an insurer or roofer.
Roofs in this city
Most people here live under a roof they do not own. For those who do own one, salt and low-slope sections are the usual concerns.
A small coastal city where large condo and co-op buildings hold most homes: towers on A1A and Three Islands, 55+ co-ops around Golden Isles Drive and Atlantic Shores, canal houses in Golden Isles and single-family streets around Foster Road.
In a condo or co-op, the roof usually belongs to the association, and access is up to management. If you are buying a top-floor unit, we scan your ceilings for moisture and photograph stains, and you can ask the association for the roof's age and history.
Houses on the Golden Isles canals and buildings along A1A live with salt air all year. Flashing, fasteners and metal edges tend to corrode before the covering wears out, so those pieces get the closest look.
Low-rise condo and co-op buildings often have a flat or low-slope roof shared by everyone below. A small board can order a condition report to help plan a replacement, separate from the engineer's structural work. Ponding and tired seams are what we look for.
From above and below
The drone goes up first. Tap a pin, or move down the list, then use X-ray to see the same roof from inside the attic.
Cracked or slipped tile, shingle granule loss, rust on metal panels and blisters on flat sections. Sun and salt age each material differently.
Tile · shingle · panelRidge and hip caps, and the mortar or foam holding them. Wind coming off open water tends to find a loose cap early.
Caps · adhesionVents, pipe boots, skylights and wall flashing. Expect corrosion first on exposed metal close to the canals or the beach.
Most leaks start hereFascia, soffit and drip edge, checked for rot, gaps and pests. Older wood fascia on canal houses from around 1960 deserves a closer look.
Rot · gapsFrom the attic we look for stains, daylight and soft decking, including what an earlier re-roof may have hidden. Under a flat roof, the view can be limited.
Seen from the atticIntake and exhaust vents that manage heat and humidity under the deck. Poor airflow shortens roof life, and older houses often have too little of it.

Why inspect the roof
Only a small share of homes here sit under a roof the owner controls, but those owners carry the full cost. Canal-front houses, townhomes and small associations all face insurers' questions about roof age, and a replacement is among the largest bills a property can hand you. Knowing the condition first puts you in a better position with everyone else.
Peter documents the covering, flashing and edge up close or by drone, then goes into the attic when there is one. Clay and concrete tile crack under a boot, so we stay off them whenever the drone gets a better view. You receive photos of the full surface and an estimate of remaining useful life, not a sales pitch for roofing work.
Salt and age can leave a roof with less life than it appears to have from the dock. Find out before you close.
Carriers ask about age. Citizens wants documentation of five years of useful life on older soft or hard roofing.
Photograph wind damage while it is fresh, for your roofer or your claim.
A condition report gives a board something concrete to discuss before it budgets a roof replacement.
Know your roof
How long the roofs around here tend to last, and what we look for on each one. Salt exposure can shorten any of these ranges.
| Roof type | Typical service life | What we look for |
|---|---|---|
![]() | 30–50 years for the tiles; underlayment often 20–25 | Cracked or slipped tiles, underlayment age, ridge and hip adhesion, flashing |
![]() | About 15–20 years in South Florida sun | Granule loss, curling or lifted tabs, nail pops, worn flashing |
![]() | 40+ years | Fasteners, seams, rust, coating condition and flashing at walls |
![]() | About 10–20 years | Ponding water, blisters, open seams and flashing at parapets |
Typical ranges only. Actual life depends on installation, maintenance and storm exposure, and your insurer may apply its own age limits.
Simple from start to finish
A purchase, an insurer's request, storm damage or a board's budget: the reason shapes the report.
A shared roof needs the association's permission. For a house, we just need a time that works.
We photograph the surface, flashing and edges, then look at the underside from the attic where one exists.
Condition, photos and remaining life, ready to share with your agent, insurer or roofer.

Good questions
What owners here ask about their roofs. Not listed? Call (954) 297-0317.
Usually not. The association normally owns and maintains the roof. What helps a unit buyer is a condo inspection, plus the roof's age and history from the association. A top-floor buyer should ask for both.
That depends on your association's documents and your insurance. We can document the stain and the moisture readings with photos, which gives you something concrete to bring to the manager and your agent.
Usually, where rules and conditions allow. Nearby towers, wind or other limits can affect a flight, and we will tell you if so. If the drone stays down, we use safe vantage points and the attic.
Section 627.7011, Florida Statutes, bars refusing a homeowner's policy solely because a roof is under 15 years old. For an older roof, the insurer must allow an inspection by an authorized inspector, and age alone cannot decide it if the inspection shows five or more years of useful life.
The tiles themselves can outlast the layers under them, and the underlayment often sets the real schedule. Salt air near the canals and the beach shortens the life of flashing and fasteners. Every roof is different, so we look at yours.
Yes. We document visible wind and storm damage with photos for your roofer or your insurer. We report condition and never sell repair work, so you can use the report with anyone.
Yes, on a house every home inspection includes it. A standalone roof inspection goes further, and it makes sense when the roof is the main question. For insurance on older homes, see the 4-point inspection.
