A mold inspection in Fort Lauderdale, FL starts with a simple question: where is the water coming from? We look through the home, map damp areas with a meter and thermal camera, take air samples for a lab and explain the results plainly. We don't do removal work, so nothing depends on what we find.
Moisture in this city
Mold needs water, and this city supplies it from more directions than most. If your home has a history with any of these, say so when you call.
Finger isles and canals dredged in the 1920s, an old west side around Sailboat Bend, broad 1950s and 1960s subdivisions that filled in the rest, and condo high-rises along the beach and downtown.
On April 12, 2023, nearly 26 inches of rain fell here and parts of the city flooded. Repairs since then may look fine while older drywall, baseboards or cabinets stay damp behind them. If you are buying, ask what got wet and what was replaced.
The city's Fortify Lauderdale program lists eight Phase 1 neighborhoods: Dorsey-Riverbend, Durrs, Edgewood, Melrose Manors/Riverland, Progresso Village, River Oaks, Southeast Isles and Victoria Park. New drainage helps going forward, but it can't dry out a wall that was soaked years ago.
The city raised its seawall standard in 2023 with projected tidal flooding in mind. On low canal lots, water in the yard or street can reach door thresholds and block walls, and slab edges can stay damp. We scan those spots and ask what the last high tides did.
Where mold hides
Go down the list, or tap a pin. Then flip to Thermal and watch cool, damp spots show up on the infrared scan.
A slow drip under a sink can soak the cabinet floor for months. Older shutoffs and supply lines in postwar houses deserve suspicion.
Moisture readingShower walls, grout, ceilings and fans. A weak or aging exhaust fan in a 1950s or 1960s bath lets humidity linger.
HumidityCondensate pans and drain lines back up and ducts sweat. In a stacked beach building, one clogged line can wet the unit below.
CondensationStained decking and damp insulation above a leak. Salt-worn flashing near the beach and canals is a usual place to start looking.
Stains · damp insulationWind-driven rain through stucco cracks and worn seals, and condensation at older windows. Waterfront walls take the most weather.
Condensation · sealsWater heaters and washer hoses leak slowly in garages and closets. After a flood, these low spots are worth a second scan.
Slow leaks
Why test
A visible patch usually isn't the whole story. Growth can run behind cabinets, under flooring or inside a wall that got wet in a storm and was painted over later. Wiping it away does nothing about the water, which is why the same spot tends to come back a season later.
So the visit has three parts: a careful walk through the home, moisture mapping with a meter and thermal camera, and air samples from indoors and outside that go to a laboratory, with results typically back in a few business days. You then get what was found, the likely source of moisture and sensible next steps. If cleanup is needed, that job belongs to a licensed mold remediator.
If symptoms ease when you leave the house, testing shows how indoor spore levels compare with the air outside.
A musty smell at a showing is worth checking while you can still negotiate on the Fort Lauderdale home you're buying.
A leak, a high tide or a flood can reach inside walls, flooring or the A/C. We look for how far it went.
Since removal isn't our business, the report has no reason to make a problem look larger than it is.
Two ways we look
One helps find the source and the other measures what is in the air. Most clients want both.
We identify and document mold and moisture problems. Removal should be performed by a licensed mold remediator.
Simple from start to finish
A smell, a stain, or a home that took on water in 2023: it all points us to the right rooms.
Peter goes through walls, ceilings, cabinets and the A/C with a moisture meter and thermal camera.
Samples from inside the home and one from outdoors go to a laboratory for comparison.
Readings, photos and next steps, including whether a licensed remediator should come in.

It can be, especially if wet drywall, baseboards or cabinets stayed in place. We scan the rooms affected with a moisture meter and thermal camera, and air samples show whether indoor spore levels are out of line with the air outside.
Fort Lauderdale's Fortify Lauderdale program names eight Phase 1 neighborhoods, including Edgewood, River Oaks, Durrs and Victoria Park, but flooding is not limited to those streets. Check with the city about your address, and tell us what the home has been through.
Yes. We check A/C closets, bathrooms and shared walls. If moisture seems to come from another unit or the building, we note it so you can take it to the association. Our condo inspection page covers the rest of what we check in a unit.
No. A smell, staining or a past leak is reason enough. We start with the moisture, and an air sample can show an elevated spore level even when nothing is visible.
Yes. Spores come in from outdoors all the time, so no home reads zero. What counts is how the indoor sample compares with the outdoor one taken the same day.
Typically within a few business days. Peter then explains what the numbers mean for your home and what, if anything, to do next.
No. We only inspect and test. If removal is needed, hire a licensed mold remediator, and consider a follow-up sample afterward to compare results. A roof inspection can help if the water seems to come from above.
