A mold inspection in Hallandale Beach, FL usually begins with a simple story: a unit closed for months, a stain under a neighbor's bathroom or a storm that reached the floor. We trace the moisture with a meter and thermal camera, take air samples and tell you plainly what comes next.
Moisture in this city
Mold needs water, and this city supplies it in ways you can point to on a map or a census table.
A small coastal city where large condo and co-op buildings hold most homes: towers on A1A and Three Islands, 55+ co-ops around Golden Isles Drive and Atlantic Shores, canal houses in Golden Isles and single-family streets around Foster Road.
The 2020 census counted nearly a third of the housing units here as vacant, a category that includes seasonal homes. A closed unit with the A/C off or set high can hold humidity for months, so closets and air handler spaces are the first places we scan.
More than half the city lies in a FEMA flood hazard area, and a December 2019 storm put water inside homes. King tides and short, heavy downpours have also raised concern beyond the traditionally low areas. Tell us where water came in, because drywall and baseboards hold it.
With most homes in large buildings, moisture often starts somewhere you do not control: a neighbor's supply line, a shared wall or a condensate drain a floor above. We map it inside your unit, so you can take the readings to the association.
Common hiding places
Go down the list, or tap a pin, then switch to Thermal to see how a damp patch reads on an infrared scan.
Slow supply and drain leaks soak cabinet floors before anyone notices, and a unit left empty for months gives them plenty of time.
Slow leakShower walls, grout, ceilings and fans. Many interior baths in older buildings rely on a fan alone, so a weak one shows up fast.
HumidityPans, drain lines and ducts sweat in this humidity. A clogged drain in a unit's closet can reach the floor and the neighbor below.
Condensate · ductsRoof leaks leave stained decking and damp insulation in a house. In a top-floor unit without an attic, the same leak appears as a ceiling stain.
Stains · damp insulationSeals, stucco cracks and wind-driven rain, especially on walls facing the ocean, the Intracoastal or a canal. Sliders that no longer seal are a common route.
Seals · wind-driven rainTanks and washer hoses in closets and garages. In a stacked building, one slow leak can spread to more than one home.

Why test
The spot you can see is rarely the whole problem. In a city with this much water around it and this many shared walls, growth can sit behind a cabinet or under flooring, fed by a leak you have not traced, or one that started in someone else's unit. Cleaning the surface without stopping the water usually means seeing it again.
So we combine a walk through the home, moisture mapping with a meter and thermal camera, and air samples compared against a sample from outside the same day. A laboratory reads the samples, which typically takes a few business days. Your report then says what turned up, where the moisture seems to originate and what to do next.
A musty unit after months away is worth testing before you unpack and settle in.
A closed-up unit at a showing can hide a lot. Check it while you can still negotiate.
After a leak or a storm, find out whether damp reached walls, flooring or the A/C.
We stop at testing and earn nothing from a bigger problem, so the report stays straight.
Two ways we look
A visual inspection points to the source. Air sampling tells you what has reached the rooms you live in. Most clients here end up using both.
We identify and document mold and moisture problems. Removal should be performed by a licensed mold remediator.
Simple from start to finish
How long the unit was closed, where water came in, which room smells. That sets the focus.
Peter checks walls, ceilings, cabinets and the A/C with a moisture meter and thermal camera.
Indoor air gets compared against a sample taken outside the same day, then goes to a laboratory.
Photos, readings and next steps, including whether to bring in a licensed mold remediator.

Find out how the A/C was set and check for leaks first. Then call us before deep cleaning or repainting, since that can hide the evidence. We scan the closets, walls and air handler and take air samples to compare indoor spore levels with the air outside.
It can. We map moisture on your side and photograph where it appears, and we note when it seems to come from another unit or the building. Who pays is decided by your association's documents and insurers. See also our condo inspection page.
Yes, once standing water is gone. Walls and floors can stay wet long after they look dry, so we map them and take samples. Flood cleanup itself belongs to a restoration company or a licensed mold remediator.
Visible growth has to be handled no matter what. Air samples answer a separate question: has it affected the rest of the home? They also give you a reference point to compare against after the cleanup.
No. Spores come in from outside all the time, especially in a humid coastal city. What matters is how the indoor sample compares with the outdoor one.
Usually within a few business days, because a laboratory has to analyze the samples. Peter then goes over the numbers with you by phone if you like.
No. We only inspect and test, on purpose. If cleanup is needed, hire a licensed mold remediator, and keep our report as a before-and-after reference. A roof inspection can help if water seems to come from above.
