Home Inspection in Miami Beach
A full inspection for island houses, North Beach homes and any property where you own the whole structure.

Visual · Moisture · Air sampling · Closed-up units
A mold inspection in Miami Beach, FL usually starts with a unit: one that sat closed for months, a ground floor near high water, or a ceiling under someone else's bathroom. We trace the moisture, scan with a meter and thermal camera, take air samples and tell you what to do next.
Where the water comes from
Mold follows water, and this city has a few sources you won't find far from the coast: part-year living, open-air walkways and ground that sits close to the tide.
A chain of barrier and man-made islands between the ocean and Biscayne Bay: 1930s apartment buildings in South Beach, MiMo garden buildings and towers in Mid and North Beach, and single-family houses on the islands.
The 2020 census counted close to a third of the city's housing units as vacant, a figure that includes part-year homes. Left with the A/C off or set high, a unit can hold humidity for weeks, so closets, air handlers and the backs of cabinets come first.
MiMo garden buildings in North Beach reach their units by open catwalks, so front doors and windows take rain directly. Water can get under a threshold or through a tired window seal without anyone seeing it. We scan walls and floors along that exposed side.
News reports have described king tide water reaching a condo garage and lobby on West Avenue. If a ground-floor unit or first-floor hallway ever took on water, walls can stay damp long after they look dry. Ask the association for that history.
Where we look
Scroll the list or tap a pin, then switch to Thermal. Damp and cool areas stand out clearly on an infrared scan.
Slow leaks at old shutoffs and supply lines wet cabinet floors first. In a stacked building, a drain above can do the same thing.
Meter readingShower walls, grout, ceilings and fans. Small interior baths in older apartment layouts often vent poorly, so we check the fan.
Humidity · ventingPans, drain lines and ducts sweat in this air. In a unit that sits closed, a clogged condensate line can run for weeks unnoticed.
CondensationTop-floor ceilings take the hit from flat roofs, and attics take it on houses. Stains and damp insulation tell us how far water has traveled.
Stains · top-floor ceilingsWindow seals, wall cracks and thresholds, especially on oceanfront and catwalk sides. Older jalousies can let wind-driven rain reach the wall.
Seals · driven rainWater heaters and washer hoses tucked into closets, where a leak can travel to the unit below before anyone notices.

How we approach it
Mold is a moisture problem first. Here, the visible patch often traces back to something outside the unit: a neighbor's plumbing, a roof drain, a slider or a flooded hallway. Cleaning the spot does little until someone finds the source, and in a condo building that may mean bringing the association in.
The visit combines a careful look, moisture mapping with a meter and thermal camera, and air samples compared with an outdoor sample taken the same day. A laboratory reads the samples, usually within a few business days, and Peter explains the results in plain language. We inspect and test only. If remediation is needed, it should be done by a licensed mold remediator.
A musty smell after a long absence deserves a look before it reaches furniture and closets.
A smell at a showing is a good reason to test while you can still negotiate.
Find out whether walls, flooring or the A/C stayed damp after the visible water was gone.
We don't do removal, so nothing in the report is shaped by a cleanup job.
Two methods
You often want both. The visual work and moisture map locate the source, and the samples show what is in the air.
We identify and document mold and moisture problems. Removal should be performed by a licensed mold remediator.
Simple from start to finish
When the place was last lived in, any leak or high water, and what you notice. It focuses the visit.
Walls, ceilings, cabinets and the A/C get a visual check, a moisture meter and the thermal camera.
Air from inside the unit is compared with a sample taken outside the building the same day.

Humidity while you are gone. Ask your A/C contractor about a setting for empty months instead of shutting the system off, have someone look in on the unit, and check it when you return. A report after a long absence also gives you a baseline.
We document the moisture with photos and readings and note where it seems to come from. That gives you something concrete for your neighbor and the association. We do not decide who is liable, and a plumber may be needed to confirm the source.
It can if water reached walls or flooring. Water in a hallway or ground-floor unit can leave drywall and baseboards damp after the surface dries. Tell us what happened and where, and we will scan those walls first.
Age alone does not cause it. Older plumbing, worn window seals and converted layouts can create more chances for water to get in, so we spend extra time there. A well-kept old building can be drier than a neglected new one.
Yes. They are always in the outdoor air and come in through every door and window, so no building tests at zero. The useful number is how your indoor sample compares with the outdoor one. Our home inspection can look at the wider moisture picture.
A laboratory analyzes the air samples, which typically takes a few business days. Once the numbers come back, Peter goes through them with you and what they mean for your Miami Beach home.
No. We only inspect and test. If remediation is needed, hire a licensed mold remediator, and consider testing again afterward. If the water came from above, a roof inspection may also help find the source.
