Mold Inspection in Boynton Beach
Moisture mapping and air sampling for seasonal homes and for older condos with shared walls.

Condos · Co-ops · Villas · Boynton Beach, FL
A condo inspection in Boynton Beach, FL looks at what you will own: electrical, plumbing, A/C, windows, sliders, the balcony and signs of water from around the unit. It applies whether you are buying near the marina, in a 1960s co-op on the water or in a 55+ community. Your photo report arrives within 24 hours.
Condos in Boynton
Boynton Beach has its own recertification program, and it starts sooner than Florida's 30-year milestone. Whether your building falls under it depends on height, ownership type and which side of the city limit it sits on.
Boynton Beach runs in bands from the Intracoastal west: 1920s subdivisions and 1960s waterfront condos in the east, large 55+ communities near Congress Avenue, then gated communities past the Turnpike, some with a Boynton Beach address but outside the city limits.
Inside the city limits, condo and co-op buildings of three or more stories, plus threshold buildings, recertify at 25 years and every 10 years after. Covered buildings with a certificate of occupancy on or before July 1, 1997 were due before December 31, 2024, so ask for that report.
A two-story garden building can be decades old and still sit under the three-story line, and townhomes with three or fewer habitable stories are excluded. No such report may exist there at all, so ask the association for maintenance records and reserve figures instead.
Some condos with a Boynton Beach address, including parts of Quail Ridge, show up as unincorporated in parcel records. The city's program covers buildings within its limits, so check the municipality on the county Property Appraiser's site and ask which milestone rules the association follows.
Inside the unit
Go through the checklist, or tap a pin, and we move across the unit from the panel to the balcony.
The unit's panel, breakers, GFCI protection, outlets, switches and smoke alarms. Units in 1960s buildings may carry dated panels or wiring worth noting for an insurer.
Breakers · GFCITank age, installation, drain pan and leaks. In a stacked building, a heater that fails in a closet can send water through the ceiling below.
Age · drain panAir handler, condensate drain and the condenser serving your unit, run in operation. Salt air near the marina and the Intracoastal can age outdoor equipment early.
Air handler · condenserSupply lines, shutoffs, drains and fixtures, with a moisture meter wherever a leak seems likely. Original shutoffs in older units may not hold when closed.
Leak under sinkCeilings and shared walls get checked for stains and damp readings from the neighbors. In a condo or co-op, that is far easier to raise before you close.
Stain from aboveOperation, locks and seals on windows and sliders, plus impact ratings where we can verify them. Tracks near salt water often need extra attention.
Impact-ratedVisible condition of the surface, railing and door. Balconies and guardrails also fall under Boynton's recertification, which engineers handle, so we simply flag what shows.
Visible condition
Condo living
The association usually takes care of the roof, structure and common areas, and the systems inside your unit are usually yours to repair. That line holds whether the unit is in a mid-rise near the marina, a low-rise on the Intracoastal or a 55+ villa section further west. A weak A/C or a tired slider becomes your bill the day you close.
Co-ops work a little differently. In a stock cooperative such as Hampshire Gardens, you buy shares rather than a deed, and the co-op's rules may shape access and repairs. The inspection itself stays the same: the systems, the windows and doors, the balcony or patio, and water coming from around you. Most units take around two hours, and we coordinate access with your agent and the association.
Condos around the marina went up more recently. A building finished in the mid-2000s reaches 25 years in the early 2030s, so the recertification question is coming even for buildings that still look new. Ask the association what it has planned, and add a mold check if a unit smells closed up.
A ceiling stain often starts a floor up. We document it so it can be raised before you close.
The air handler and condenser serving your unit usually become your cost, so we run and test them.
Some condo insurers want a 4-point on an older unit. It can be done on the same trip.
Findings give you and your agent specific things to ask about before the deadline.
Who handles what
Knowing where that line falls helps you ask better questions, especially in a co-op or a 55+ community with its own rules.
Before you buy, ask the association for the latest milestone inspection, reserve study and any planned special assessments.

Peter checks the panel, plumbing, A/C, water heater, appliances, windows, sliders and balcony.
A moisture meter goes over ceilings and shared walls, because a leak can start in any neighboring unit.

Good questions
What Boynton Beach condo buyers ask most. Not listed? Call (954) 297-0317.
Yes. Within city limits, condo and co-op buildings of three or more stories, plus threshold buildings, must recertify at 25 years and every 10 years after that. Single-, two- and three-family homes and townhomes of three or fewer habitable stories are excluded. It falls to the association, so ask for the report.
Florida's law sets the milestone at 30 years for condo and co-op buildings of three or more habitable stories, then every 10 years, and lets a local agency require it at 25. Boynton Beach uses 25. A licensed architect or engineer does that work for the association. We do not.
Yes. We inspect the unit the same way we would a condo. A co-op's rules may shape who approves access or repairs, so check with the board or manager before we arrive.
Yes. Those often have more house to check than a stacked condo, including the attic when it is accessible, so plan on a little longer. Ask the association what it maintains, because documents vary from one community to the next.
Some HO-6 carriers ask for one on older units, so check with your agent. If yours does, we can finish a 4-point inspection during the same visit.
Most units need about two hours. A larger villa, or a unit where there is more to trace, may run longer, and any added report takes a little more.
